ORLANDO—How hot is the single-family home market in the Orlando metro? I'm hearing more and more about new construction all the time.
Tightening inventory continued to impact Florida's housing market in May, according to the latest housing data released by Florida Realtors. Realtors across the state reported rising median prices and fewer days on market for both existing single-family homes and for townhouse-condo properties. Closed sales of existing single-family homes statewide totaled 24,789 last month, up 7.7% over May 2014.
Here's the latest new development on the vision board: Canopy Walk, an affiliate of Home Dynamics Corporation, snapped up 55 acres of land at US 192 and Nora Tyson Road in Saint Cloud for $3.22 million. Canopy is proposing a 193-home single-family residential community there. If approved, it would mark Home Dynamics' fourth such project in the greater Orlando area.
Trevor Hall, Jr. and George Pjevach of Colliers International Central Florida handled the transaction. 623 Partners sold the land.
“The recent and rapid growth of Lake Nona Medical City has increased demand for residential housing in the surrounding areas,” says Hall, director of Land Services for Colliers. “This workforce will be the primary target prospects for these homes.”
Indeed, the area around the property is booming, thanks in part to the growth of Lake Nona Medical City, a 650-acre health and life sciences park in Orlando, a premier location for medical care, research, and education. The Orlando VA Medical Center alone is creating 600 new jobs with its opening in Medical City later this year.
Lake Nona has experienced explosive growth in the last seven years, seeing over $3 billion in development. Lake Nona is positioning Orlando as a global destination for healthcare, research and medical education. The annual Lake Nona Impact Forum brings together thought leaders in medicine, wellness, science, technology and policy to engage in spirited discussion on how to make a positive influence on health and wellness, locally and globally.
“Home Dynamics was looking to increase its presence in the Orlando area,” says Pjevach, director of Multifamily Services for Colliers. “With the increased growth in this area and strong future for Lake Nona Medical City, this property was the perfect fit for their next community.”
Previously, the land was part of a 700-unit undeveloped community known as Lancaster Park. Ryland Homes recently purchased the east portion of this land and has launched development on its new master-planned community, Esprit. Canopy Walk will occupy the west portion of the land.
AV Homes is also active on the single-family home front in Orlando. Hector Lopez, AV Homes' foreign national liaison to South American home buyers, is seeing plenty of foreign investors in the region.
“Actually, there's great demand from a mix of buyers, everyone from young families looking for properties with flexible design options that can eventually be their forever home, to empty nesters in search of amenity-rich communities,” Lopez tells GlobeSt.com. “What's unique about these homebuyers is that many don't become full-time residents in our communities right away, though, they buy with the intention of living there sometime down the line.”
