DANVILLE, CA—Notably undergoing a $25 million renovation, the historic Danville Hotel has 10,000 square feet of retail shop space available for lease below second-floor, high-end condominiums. Three restaurant spaces totaling 8,000 square feet and an outdoor plaza complete the highly anticipated property, which will open in the fourth quarter of this year, according to Newmark Cornish & Carey retail managing director, Adria Giacomelli.

All told, the 16 blocks of downtown Danville, a market of 1.1 million square feet, has available retail spaces ranging from 800 to 25,000 square feet, including specialty retail center, Danville Livery & Mercantile, which currently has three small shops available for rent, and 200 Hartz Avenue, a prime site for redevelopment that will provide custom space for a retail tenant of up to 25,000 square feet.

200 Hartz is the first opportunity for an anchor retailer with large space requirements to open shop in Danville's downtown core–the property can accommodate one large tenant in approximately 20,000 square feet, or two junior anchor tenants in approximately 10,000 square feet each. The property sits on a large lot directly across from a new parking lot, which is appealing to high-end retailers that aim to provide a seamless shopping experience from park to shop.

While both 200 Hartz and the Danville Hotel offer premium, newly renovated occupancy solutions, the Danville Hotel is populated with small shop spaces ranging from 400 square feet to 3,500 square feet of contiguous space.

Giacomelli tells GlobeSt.com: “The properties accommodate unique tenants. While they do not directly compete with each other, they do complement one other, and each new tenant opening shop in downtown Danville will further support and add value to the downtown core.”

Earlier this year, Giacomelli hosted the region's top retail brokers on a Segway tour through downtown Danville to showcase the town's downtown retail district's appeal. Attendees learned about Danville's newest tenants, exciting redevelopments, successful businesses, town improvements and leasing opportunities, while balanced on Segways.

As previously reported, the project has been underway since 2013.
