CHICAGO—The Bradley Business Center is far from the hot neighborhoods of River North and West Loop, but officials from Chicago-based Hansen Realty believe there is enough demand to fill the 500,000 square-foot North Side property, and two new leases have brought them close to that goal. Located at 2500 W. Bradley Pl. and 2640 W. Bradley Pl., the 22-acre site offers office and primarily single-story commercial space. It will now host the Midwest's first Collectors' Car Garage, as well as the newest office for Compass Health Center Chicago, bringing its total occupancy to more than 85%.
“What we're doing is giving tenants amenities similar to what you will find in class A buildings downtown,” Hansen's Brett Berlin, sales and marketing rep for the Bradley Business Center, tells GlobeSt.com, “but without the congestion.” In addition to signing two new leases, Hansen has also started construction on a new suite of building amenities, including a bike room, fitness center with on-site personal trainers and a rooftop deck complete with an indoor-outdoor entertainment venue.
The company and it joint venture partner Centrum Partners began assembling the first parcel of land at the center seven years ago. The first phase at 2640 Bradley has 150,000 square feet and is 100% leased to tenants such as cable provider RCN, Warner Brothers, Lil Kickers soccer academy and IK Gymnastics.
Bedford Hills, NY-based CCG, a “country club” for luxury car owners that provides climate-controlled storage and concierge services for classic and exotic vehicles, has leased 60,000 square feet in 2500 Bradley, the project's second phase. The space will store about 300 vehicles in a climate-controlled space, which will also feature a 2,000 square-foot clubhouse.
“The concept has been a huge hit in New York, where CCG has two locations, and they're looking to duplicate the business here in Chicago,” says Berlin.
And the Compass center, which provides psychiatric services to children, adolescents, young adults and adults, has signed a lease for 21,000 square feet, which it plans to occupy this fall.
Although the immediate North Center area may not have the amenities of the neighborhoods adjacent to the CBD, it has become quite popular with affluent families that want to live in the city, as well as entrepreneurs looking for office space near home with high-end building amenities, Berlin says. The site also offers more than 1,000 parking spaces. Current shared office tenants in the Bradley Center range from tech startups to a hedge fund. “Demand has been so strong, we've recently opened a new phase of shared office space.” he adds. “In fact, we've signed three new shared office leases since the beginning of March.”
