NEW YORK CITY—One Kings Lane, an online retailer of home goods, has leased a full 51,576-square-foot floor at Jack Resnick & Sons' 315 Hudson St. for its new Manhattan headquarters. The lease—which brings the Hudson Square office building to 100% occupancy—is a move from 205 Hudson St. that's slated to take place in early 2016.

Peter Gross of Douglas Elliman Commercial represented the tenant in the lease negotiations, while Brett Greenberg and Dennis Brady represented the building's ownership in-house. Asking rents at the building are in the mid $70's per square foot.

“This transaction reflects the continuing desirability of the Hudson Square neighborhood, and the establishment of 315 Hudson Street as one of the top destinations for creative tenants in New York City,” says Jonathan Resnick, president of Jack Resnick & Sons, who noted that his firm's Hudson Square portfolio—a total of nearly one million square feet at 250 and 315 Hudson Streets—is now fully leased.

Other tenants at 315 Hudson include nonprofit conference producer TED Talks, online advertising company Intent Media and luxury fashion retailer Moda Operandi.

The Resnick organization is planning a major renovation at 315 Hudson Street over the next few years. It will feature a renovated lobby, a landscaped usable green roof, new windows and upgraded building infrastructure and mechanical systems. Over 300,000 square feet of office space and approximately 25,000 square feet of retail space will be marketed in conjunction with the redevelopment.

Founded in 2009, One Kings Lane has 11 million members and a staff of more than 350 employees serving offices in New York and San Francisco.
