NEW YORK CITY—Teknion has signed a 21,981-square-foot renewal lease for the entire second floor of 641 Ave. of the Americas. The designer of workplace products was represented in the transaction by Brad Needleman, Chris Mansfield and Alexander Golod of CBRE. The landlord, SL Green Realty Corp., was represented in-house by Jeremy Bier and Larry Swiger.
The law firm of Hinshaw & Culbertson is adding 6,967 square feet of office space to its 800 Third Ave. location, bringing the firm's total occupancy there to 26,977 square feet. Hinshaw first signed a 20,010-square-foot lease at the building two years ago and has been gradually expanding ever since. The new lease will keep Hinshaw in the space until June, 2024. Kaye Gregg, a broker at CBRE/U.S. Equities Realty and John Mambrino of Savillis Studley, represented the tenant in the deal. 800 3rd Avenue Associates, which owns the building, was represented by Joseph P. Day Realty Corp.
The signing of two new leases for the penthouse of 452 5th Ave. has completed the five-year asset plan for the building. Building owner PBC USA Real Estate worked closely with JLL's Paul Glickman, Jonathan Fanuzzi and Michael Higgins to lease the property. Penthouse North inked Varadero Capital for a 10-year, 7,636-square-foot lease in a relocation and expansion of its corporate offices at 1095 Ave. of the Americas. Meanwhile, Triangle Capital Group committed to 7,054 square feet for 10 years in Penthouse South in a relocation of its headquarters from 157 W. 57th St. Varadero was represented by Brian Goldman and Matthew Lorberbaum of Newmark Grubb Knight Frank while Howard Hersch represented Triangle Capital in the lease negotiations.
RKF has arranged a 5,400-square-foot lease with popular Japanese restaurant Tsurutontan for its first US location at 21 E. 16th St., in Union Square. Located between Union Square West and Fifth Avenue, 21 East 16th St. became available for the first time in 30 years last year after being vacated by the legendary Union Squre Café. RKF EVP Beth Rosen and senior managing director Marc Finkel represented the landlord, David Ellis Real Estate, in the transaction while Fuminori Yokoyama represented the tenant, Dining Innovation dba Tsurutontan.
Thor Equities has leased two full floors totaling 5,296 square feet at 693 Fifth Ave. to contemporary art and design gallery Carpenters Workshop Gallery. Asking rent at the Plaza district building reportedly was $95 per square foot and the lease is for 15 years. Jonathan Travis (formerly of RIPCO, now at Redwood Property) represented the tenant while Adam Rappaport of Thor represented the landlord. In addition to 17 floors of office/showroom space, 693 Fifth Ave. is home to the new flagship of international luxury brand Valentino occupying the ground, lower level, second and third floors.
RFR Realty's VP and director of retail leasing Jordan Claffey has sourced and negotiated in-house two leases for the firm's buildings. At 285 Madison Ave., Banco Popular signed a lease for the 3,553 square foot corner space. Josh Augenbaum of Augenbaum Realty represented the tenant. At 980 Madison Ave., luxury women's label Morgane Le Fay signed a new 10-year lease for 1,500 square feet of ground level space. Susan Penzner and Nathan Stange of Susan Penzner Real Estate negotiated the lease on behalf of the tenant.
Gift retailer and paperie Paper Source has signed a 3,800-square-foot lease at 77 Fifth Ave. RKF vice chairman Ariel Schuster, managing director Jackie Totolo and associate Hunter Rief represented the landlord, Bettina Equities Management, in the transaction. Paper Source was represented by Keith Fencl of McDevitt Co. The 63,000-square-foot, 19-story residential building also has Dramatics NYC, a hair salon, as a tenant.
