EL SEGUNDO, CA—CBRE has arranged a new 10-year, 90,000-square-foot lease has been completed with direct marketing firm Guthy-Renker at PCT (formerly Pacific Corporate Towers) in El Segundo.

Guthy-Renker will consolidate its longtime headquarters from Palm Desert and its Santa Monica marketing offices to the premier office property located at 100 N. Sepulveda Blvd.

CBRE executive vice presidents Grafton Tanquary III and John Ayoob represented the landlord, in the transaction, while Bruce Schuman with Savills Studley and Matthew Miller and Sean Westgate with Cresa represented the tenant in the transaction.

“Guthy-Renker searched across the greater LA region for a location that provided the image, amenities, and environment required for our wide array of creative, technology and marketing workforce; we believe this new location, with our newly designed state-of-the-art interior workspace, will provide that,” said Dirk van de Bunt, executive vice president and chief administrative officer at Guthy-Renker.

With more than 400 employees, Guthy-Renker will occupy three and a half floors in the upper half of the 100 tower at PCT, one of the most high-profile office properties in the South Bay.

“From a workplace perspective, Guthy-Renker's plans for their space will complement the new, contemporary and amenity-rich environment at PCT,” said Tanquary. “Both within their space and throughout the shared spaces at PCT, Guthy-Renker employees will have access to a variety of indoor and outdoor work environments to help stimulate creativity, collaboration and productivity.”

Shared spaces at PCT include a large, technology-enabled conference room, a library complete with a fireplace, and a park featuring outdoor offices. Employees will also be able to take advantage of onsite amenities to help drive personal and professional efficiency, including restaurants, a fitness center, a credit union, and a notary. The campus also offers free shuttles to Downtown El Segundo and to Los Angeles International Airport.

With more than 80 tenants ranging from Fortune 500 companies to creative start-ups, the addition of Guthy-Renker drives PCT's occupancy above 90%.

With construction completed in 1984, PCT benefited from significant renovations in 1999 and 2014. It received LEED Gold certification in 2010. Convenient to Los Angeles International Airport, I-105 and I-405, PCT features two restaurants, a health and fitness center, convenient parking, and free airport shuttle service.

Guthy-Renker also has offices in San Francisco; Arden, NC; London; Malmo, Sweden, Tokyo; Sydney; and Gurgaon, India.
