NEW YORK CITY—In a major expansion, Houghton Mifflin Harcourt has leased another two-and-a-half floors at 3 Park Ave., bringing its presence there to approximately 90,000 square feet.

The publishing giant agreed late last year to relocate to the 41-story building from 215 Park Ave. South in a 12-year, 35,000-square-foot lease for all of the 19th floor and part of the 18th. It now has taken another roughly 55,000 square feet spread over the rest of the 18th floor as well as the entire 21st and 24th floors. The publishing house expects to start moving into the space during the first quarter of 2016.

David Glassman and Joseph Cabrera of Colliers International represented Houghton Mifflin Harcourt in its latest lease. Building owner Cohen Brothers Realty Corp. was represented in house by Marc Horowitz, SVP and national director of office leasing. Asking rent for the space was $63 per square foot.

According to Cohen president and CEO Charles Cohen, the expansion continues the “leasing renaissance” at the 600,000-square-foot midtown skyscraper. Over the past year or so, new arrivals have included Mimeo.com, Return Path, Cintra Software and Services and Assouline.

Situated between East 33rd and East 34th Streets, the class A skyscraper features a new lobby and elevator cabs. The property, convenient to Grand Central Station and several major subway lines, is also home to a New York Sports Club.
