NEW YORK CITY—Triangle Equities has completed two lease transactions—totaling 24,900 square feet—at Triangle Plaza Hub, a $35 million, 88,000-square-foot mixed-use complex in the South Bronx owned by the firm. Brightpoint Health will lease 16,000 square feet while DaVita Dialysis Center is taking 8,900 square feet of ground floor retail space. Peter Botsaris of Botsaris Morris Realty Group represented Triangle Equities in both transactions and Brightpoint Health in its lease. DaVita was represented by DTZ.

Joffrey Ballet Center will soon anchor the Zipper Building, located at 47-16 Austell Pl. in the Long Island City area of Queens. The dance school and studio has signed a 15,500-square-foot, 10-year lease for the entire fourth floor of the 51,200-square-foot property. The tenant was represented by Nancy Grod & Carol Gomez of Norman Bobrow & Co. Owner Vanbarton Group was represented by Ethan Silverstein & Corey Horowitz of Cushman & Wakefield together with Greg Smith, Ellen Israel, Kristen Morgan & Lauren Calandriello of JRT Realty.

Kepler Group, a digital media agency, has signed a five-year, 15,360-square-foot lease at 6 E. 32nd St. The digital media firm will take the entire ninth floor of an 11-story, 175,000-square-foot boutique office building in NoMad. The new lease represents an expansion for Kepler, which is currently a subtenant in the building. Barry Lewen and Stacy Kelly of Coldwell Banker Commercial Alliance represented the tenant while Jason Vacker acted in-house on behalf of ownership, Himmel + Meringoff Properties.

Prometric has signed a lease for 11,628 square feet at 1250 Broadway in the Herald Square area of Midtown. The company will occupy part of the 25th floor of the 39-story building, which will be undergoing a multi-million dollar upgrade to the retail spaces, façade, and plaza. Building owner Jamestown was represented by Cushman & Wakefield's Mitch Arkin, Justin Royce and Adam Nelson. Jonathan Schindler and Jamie Smith of DTZ represented the tenant.

The 88, a digital agency, has leased 7,240 square feet at 26 Broadway, on the corner of Beaver Street. The landlord—Jacob Chetrit—is building out the space to feature glass offices and conference rooms, exposed ceilings and sweeping river views. Lee & Associates NYC principal and executive managing director Dennis Someck, director Justin Myers, and associate Josh Pernice arranged the 10-year lease on behalf of the tenant. Chetrit was represented Newmark Grubb Knight Frank's Jamie Jacobs, director and Howard Kessler, executive managing director.

Tech tenant Timehop has signed a lease to double its presence at 401 Broadway in TriBeCa. The deal moves the tech company from the 17th floor of the building, where it occupied less than 2,000 square feet, to the 11th floor of the building, where it will have 4,142 square feet. Alan Friedman and Charles Conwell of ABS Partners Real Estate represented the tenant in the deal while the landlord, 401 Broadway, LLC, was represented in-house. Average asking rent at 401 Broadway ranges from $55.00 per square foot in the base to $62.00 per square foot in the tower.

HSBC Bank has leased 2,557 square feet on the ground floor at Tower 57, which stands at 135 E. 57th St., located at the northwest corner of East 57th Street and Lexington Avenue. Owned by Charles Cohen, president and CEO of Cohen Brothers Realty Corp., the 31-story tower spans 390,000-square-foot office tower. Marc Horowitz, SVP and national director of office leasing at Cohen Brothers Realty Corp., along with a Cushman team of vice chairman C. Bradley Mendelson and EVP Alan Schmerzler, represented the building owner in the 10-year leasing transaction. Craig Slosberg of JLL represented HSBC. Asking rents were $500 per square foot.
