SAN DIEGO—The ability to deliver amenities flawlessly and with first-class service is essential for high-rise residential projects that serve the luxury market, Bosa Development's director of sales and marketing Bemi Juahal tells GlobeSt.com. As we reported in July, the name Pacific Gate has been chosen for Bosa's newdesign-focused, Downtown waterfront 41-story residential project. We spoke exclusively with Jauhal about the project and what makes for a successful luxury residential development in today's urban environment.

GlobeSt.com: What will make Pacific Gate unique to the Downtown San Diego market?

Jauhal: Pacific Gate's architecture and design are unparalleled Downtown. It will be luxurious and housed in a beautiful, iconic, world-class building that will change the skyline of Downtown—one of the hallmarks of a super-prime building. It will be a great source of pride for San Diegans and make the bold statement that San Diego matters on a national and international scale.

The project will feature ocean, bay and city views and will be amongst the tallest buildings Downtown. The residences will offer first-class service and exceptional amenities. The oval glass residential tower is designed by architects Kohn Pedersen Fox, in collaboration with Vancouver-based Chris Dikeakos Architects, who created a landmark design that will evolve the San Diego skyline. According to KPF's president James Von Klemperer, the holistic design approach focused on the interaction, functionality and visual aesthetics between the building's exterior and interior and the sites and features of the city. This will allow a resident or visitor to experience Downtown's buildings as a collective, creating a more cohesive and memorable journey.

GlobeSt.com: Which amenities are necessary for luxury residential high-rises in this particular market?

Jauhal: While many amenities will be offered, the ability to deliver them flawlessly and with first-class service is essential. From the concierge to the building staff, the needs of owners need to be anticipated and expectations exceeded. Amenities at Pacific Gate are being finalized and will be available in the coming months. It will be a prime example of an urban waterfront, live/work/play destination for empty-nesters, Millennials and second-home buyers who want the convenience of a low-maintenance property with close proximity to the energy of an urban environment—one that reflects the advances and aspirations of the Downtown San Diego region.

Broadway is the most convenient Downtown entry point for visitors coming in from the airport, cruise-ship passengers and trolley and train passengers exiting the Santa Fe station. The harbor and just-completed waterfront park, as well as the enlargement and beautification of the North Embarcadero, make Downtown's “front porch” a hub of activity. The marketplace is robust and rich with opportunity for growth over the coming decades, with the area expected to gain one million residents over the next 30 years, according to Kris Michell of Downtown San Diego Partnership.

GlobeSt.com: What does the name Pacific Gate mean to you, and what elements of the project does it represent?

Jauhal: We feel Pacific Gate represents our vision for the building, being a symbol for the city's future, punctuating the skyline with its iconic architecture and leading the ambitious movement toward an even more dynamic Downtown. This building also represents both figuratively and literally a gateway. It will usher in a new era to Downtown's corridor on Broadway, where the ocean and city meet. It's convenient for San Diegans, whether coming for work or for the next Padres game, and international visitors, whether coming by sea, air or train. The harbor and just-completed waterfront park, as well as the enlargement and beautification of the North Embarcadero, make this a hub of activity.

GlobeSt.com: What else can you tell us about the project?

Jauhal: Bosa is leading the next evolution of Downtown San Diego's growth as a world-class urban center. Its location, size, architecture, design and amenities are created to appeal to the hundreds of thousands of residents who will be migrating Downtown over the next several years. Projects following Pacific Gate are also infused with innovative architecture and design.

The building is composed of two nested, curved glass towers that will rise as a single column from a three-story ground-floor podium on the south side of the tower planned for retail space. Because of its curves and exterior glass, Pacific Gate will offer a different viewing experience depending on the vantage point of the viewer, mirroring the fluidity and transformation of the sea. The result is a piece of visual art, a sculpture with sensual curves and multi-dimensional effect.

Hirsch Bedner Associates designed the interiors and continued the natural feel, pulling in the beach, ocean and harbor in a design that is streamlined and timeless. The color palette of neutral colors with blues and greens produces a warm but contemporary environment.
