NEW YORK CITY—IMG Worldwide, has leased the 18,045-square-foot 10th floor at 304 Park Avenue South. This is IMG's third expansion within the SL Green Realty Corp.-owned building over the past two years and increases its total commitment to 112,623 square feet. CBRE's Michael Laginestra, Rocco Laginestra, Christopher Mansfield and Brian Dooley represented IMG Worldwide in the transaction, while Howard Tenenbaum and Gary Rosen acted on behalf of SL Green in-house.

ABS Partners Real Estate has signed a trio of leases totaling 14,918 square feet at 44 Wall St. in Lower Manhattan. Keith Lipstein, Jay Kreisberg, Joe D'Apice and Gregg Schenker of ABS represented the landlord, 44 Wall Owner, in all three transactions. West Wing Writers signed a three-year, 3,005-square-foot lease; Elissa Patterson of EJMB Commercial represented the tenant. Portigon Financial Services signed a three-year, 3,204-square-foot lease; Brian Weld and Matt Etlinger of Cushman & Wakefield represented the tenant. The asking and taking rent for the pre-built spaces was $42 per square foot. Meanwhile, IBI Group signed a four-year, 8,709-square-foot lease for the entire 21st floor. Matthew Fisher and Yarden Drimmer of Cushmanrepresented the tenant in the transaction.

Manhattan Center for Kitchen and Bath is relocating its showroom and offices to 5,724 square feet at 41 W. 25th St. The company will move into two floors spanning in the Flatiron District building during the first half of 2016. Mark Tergesen and Robert Kempner of ABS represented the tenant in the transaction while Sean Moran, David LaPierre and Cassie Durand of CBRE represented the landlord, Hanover Estates. Asking rent was $125 per square foot on the ground floor and $40 per square foot on the lower level.

A pub called Oscar Wilde's has signed a thirteen-year, 3,638-squre-foot lease at 45 W. 27th St. The agreement brings the landlord, the Kaufman Organization, up to 100% leased across its Madison Square portfolio retail spaces.

L'Oreal has signed a lease for a retail store and training facility at 404 Fifth Ave., between 36th and 37th Streets. The beaut brand is set to occupy a 1,000-square-foot retail space on the ground floor and a 9,000-square-foot second floor for training. Winick Realty Group's Hal Shapiro, Lee Block and CEO Jeff Winick worked with Juda Chetrit and the Chetrit Group to secure the tenant. L'Oreal was represented by CBRE's Andrew Goldberg and Preston Cannon.
