SL Green Tenant Inks Third Expansion

NEW YORK CITY—The latest lease brings the Midtown South tenant up to more than 110,000 square feet, spotlighting this wrap-up of recent deals.

NEW YORK CITY—IMG Worldwide, has leased the 18,045-square-foot 10th floor at 304 Park Avenue South. This is IMG’s third expansion within the SL Green Realty Corp.-owned building over the past two years and increases its total commitment to 112,623 square feet. CBRE‘s Michael Laginestra, Rocco Laginestra, Christopher Mansfield and Brian Dooley represented IMG Worldwide in the transaction, while Howard Tenenbaum and Gary Rosen acted on behalf of SL Green in-house.

ABS Partners Real Estate has signed a trio of leases totaling 14,918 square feet at 44 Wall St. in Lower Manhattan. Keith Lipstein, Jay Kreisberg, Joe D’Apice and Gregg Schenker of ABS represented the landlord, 44 Wall Owner, in all three transactions. West Wing Writers signed a three-year, 3,005-square-foot lease; Elissa Patterson of EJMB Commercial represented the tenant. Portigon Financial Services signed a three-year, 3,204-square-foot lease; Brian Weld and Matt Etlinger of Cushman & Wakefield represented the tenant. The asking and taking rent for the pre-built spaces was $42 per square foot. Meanwhile, IBI Group signed a four-year, 8,709-square-foot lease for the entire 21st floor. Matthew Fisher and Yarden Drimmer of Cushmanrepresented the tenant in the transaction.
