NEW YORK CITY—A television production company has signed a 10-year lease expansion and renewal at 875 Ave. of the Americas. Zero Point Zero Productions is leasing the entire third and fourth floors of the 250,000-square-foot tower, bringing its total occupancy to roughly 37,739 square feet on three-and-a-half floors.

The tenant—known for such programs as Anthony Bourdain: Parts Unknown and The Hunt with John Walsh—was represented by Lee & Associates NYC's Peter Braus, managing principal and executive managing directors/principals Dennis Someck and Mitchell Kunikoff. It was unclear at press time who represented the property's owner, Sierra Real Estate, which also manages the 26-story, circa 1920s office tower.

Other new tenants that have moved to 875 Ave. of the Americas within the past year include HJ Rashti and Compliance Science. Located on the northwest corner of West 31st Street, the building is 95% occupied with asking rents in the mid-to-high $50s per square foot.

“Since the completion of a multi-million dollar capital improvement program last year, our team has leased more than 100,000 square feet at the building,” says Braus. “The new tenant base has been upgraded significantly to include some TAMI businesses, and old-line family-owned firms like F. Schumacher & Co. This newest lease with Zero Point Zero reflects the successful re-positioning of the building and the continued confidence our tenants have in management and the quality of the building.”
