CHANDLER, AZ—Future development of a nearly 4-acre land parcel on Gila Springs Place, west of Kyrene Road, is approved for future industrial development by Chandler's mayor and city council via unanimous vote during a recent meeting. The property lies within the Paloma Kyrene business community.

A request was made for rezoning from planned area development (PAD) for mini storage to PAD for light industrial and office with a preliminary development plan for site layout and building architecture.

Plans by LGE Design Build for the prime site range from a single, 82,854-square-foot building or two smaller, approximately 40,000-square-foot buildings that will feature truck well and grade-level loading, 24- to 32-foot clear heights, along with large paved fenced yards and modern architecture.

Andy Ogan, principal with Lee & Associates, tells GlobeSt.com: "The property features are perfect for a manufacturing use, heavy power, rail, functional column spacing, abundance of office, plenty of parking and proximity to the freeway system. In addition, the central location is helpful when searching for labor."

The parcel is strategically located with easy access to Interstate 10 and Loop 202 freeways via a full-diamond interchange at Loop 202 (SanTan Freeway) and Kyrene Road. The Chandler, AZ market is the East Valley's epicenter for Industrial development with many projects in various stages of development.

“This new opportunity at Gila Springs Place will provide users in Chandler the opportunity to own or lease state of the art building(s) in a landlocked market with direct freeway access and abundant nearby retail amenities,” says Ogan.
