ATLANTA--Coworking office space is taking the officing industry by storm. And most industry watchers agree that it's not going away.

GlobeSt.com caught up with NAI Hunneman vice president Ben Sutton to get his take on some of the reasons why. Ultimately, he tells GlobeSt.com, coworking office space offers a win-win-win scenario for workers, landlords and the community at large.

First, he says, it's a win for the workers who lease the office space. “The people renting a desk or a small space as needed are saving money and breaking away from the isolation and often lonely experience of having to work from home,” he says. “Almost everyone has awakened to the realization that collaboration with people having diverse viewpoints, talents, and experiences, are essential to innovation. There are countless stories of amazing refinements or complete changes in business approach that were a result of a coworking encounter and collaboration.”

From his perspective, coworking is also a win for the landlord. “The landlords are able to diversify their tenants, and spread the lease risk,” Sutton says. “If a tenant leaves, it's a lesser problem to release their space, when compared to a typical large tenant moving out.”

Sutton is convinced landlords and communities are always looking for ways to animate the neighborhoods and streets with positive activities, day and night. The diverse tenants of coworking communities are of different interests and often work different hours, he says, bringing life, excitement, and passive adult supervision to the neighborhood through their presence.

“The coworking movement is here to stay,” Sutton concludes. “It will be refined over time as different kinds of communities, or tribes, find each other and organize themselves into excitingly inspirational places to work and play for a living.”
