LOS ANGELES—One of the most important things to pay attention to in multifamily design is the detail in the lobby and amenity spaces. “Resident experience is key,” said Richard Castillo, VP of MVE & Partners.

Castillo, a speaker at RealShare Apartments last week, explained that one of the afterthoughts in multifamily design is how to engage public spaces, but place making and community making are important, he said.

As far as amenities are concerned, “it is one of the branding components of a project,” Castillo said. He pointed out that the pub room or fitness room are traditional, but he is seeing some clients step out of the box and look at other types of uses that are more of a lifestyle support component—like a doctor office. “It is an important area of design and is highly scrutinized.”

And things like sustainability and unique detail isn't just a plus, it is expected, Castillo added.

David Hart, president and CEO of Steinberg, agreed, noting that having a high impact amenity area is key. “Having amenities on the roof might cost another $2 million but it is an important decision to make.

Another important factor to consider is how flexible the space is, Hart said. Some of Steinberg's clients are changing the valuation of use. “We are seeing micro units and larger units in the same property.

Adding micro-units to a high right is an approach to getting the unit count at an ideal number,” he said, “And they are done in a way that they could convert at a later time to a condo.”
