NEWPORT BEACH, CA—Bixby Land Company has taken a cue from its own development strategy and relocated its company headquarters into the firm's newly-completed Avalon office building in Newport Beach, CA.

“We didn't develop Avalon with the mindset of moving into the building, but as the project evolved it became clear that this was an ideal location for our company and our people,” said Bill Halford, president and CEO of Bixby Land Company.

Bixby worked with San Francisco architect Rapt Studio to redesign the two-story building at 1501 Quail Street into a contemporary work environment. The developer gutted the interior to convert the former single-user building into a vibrant multi-tenant project. The design artfully carved out the interior core of the building to create a distinctive second-floor outdoor deck for tenants to enjoy, “The Loft”.

“The design uses space in an authentic and meaningful way to create an environment that extends beyond the office interiors to connect with a community of like-minded individuals,” said lead architect Sam Farhang of Rapt Studio. “We have designed a seamless flow throughout the building, creating indoor shared spaces that very much mimic the outdoors.”

Avalon interiors offer exposed high ceilings and polished concrete floors, plus modern panel lighting in the public corridors and contemporary design accents throughout. Several ground floor suites feature operable full-height sliding windows that open to private outdoor patios. Select second floor suites also have operable sliders that offer a breezy indoor/outdoor experience for tenants.

Building elevations underwent a significant redesign, including new window glazing and steel mesh accents that encase the façade and frame several tenant suites with a “pop-out” feature providing depth to the exterior design.

Avalon is dog-friendly and provides beach cruiser bicycles for tenants. The project also has an electric car charging station, covered and surface parking, and features drought-tolerant landscaping.

Building upon the success of several office developments in Silicon Valley, Los Angeles and San Diego, Bixby's latest project continues the firm's inventive approach to office space redesign. Bixby plans to complete four projects in the fourth quarter of this year, including developments in Santa Clara, Orange County and San Diego that will deliver over 600,000 square feet of contemporary work space.

“The supply of innovative office space in Orange County has not kept pace with demand,” added Halford. “The feedback and interest we're getting on Avalon reinforces what we've believed for some time now: this is the kind of space people want.”

Bixby is in the pre-development stage for a 260,000-square-foot office campus in Irvine. Development is scheduled to begin on that project in early 2016. The firm also just completed a four-story building at 9797 Aero Drive in San Diego.
