CARLSBAD, CA—Action-sports and high-tech users are proliferating in Carlsbad, where more than half of the action-sports jobs in San Diego County are located, Sunroad Enterprises' VP Dan Feldman tells GlobeSt.com. Sunroad recently completed major renovations at the Bloom Offices at 5858 Dryden Pl. here. The property offers 11,000 square feet of space available for lease, 8,000 square feet of which is unfinished and customizable for new tenants. We spoke exclusively with Feldman about the Carlsbad market and why it has recently become a hub for creative-office users.
GlobeSt.com: What evidence is there that Carlsbad is becoming a major creative-office hub in San Diego?
Feldman: Carlsbad is particularly dense in action-sports and high-tech companies. More than half of the action sports jobs in San Diego County are in Carlsbad, and action sports companies are more than 50 times more concentrated in Carlsbad than the national average (according to the City of Carlsbad). These types of companies value innovation and out-of-the-box thinking. Traditional, class-A office space doesn't have the appeal in this market that creative, flexible space does. For example, a 154,400-square-foot warehouse in Carlsbad was renovated into MAKE, a new creative-office building, this past year. It has asking rents of about $3.30 per square foot per month fully serviced. This is 24.1% higher than class-A asking rents in the Carlsbad submarket (according to JLL's research). They can charge these rates because the demand is there. Another example: Just this summer, Greymark Capital purchased a 127,287-square-foot, five-building creative-office/R&D property in Carlsbad, with plans to renovate and elevate the property.
GlobeSt.com: Why are creative users drawn to this submarket?
Feldman: Many micro-companies want to be cohabitated with other small businesses. In addition to sharing services, there is a synergy and creative collaboration when companies congregate in the same geographic region.
GlobeSt.com: Where do you see this trend heading next?
Feldman: I believe the trend will continue to grow as San Diego County, in general, continues to attract a highly innovative and technical workforce, as evidenced by current growth.
