Initiative and a willingness to work hard are two of the traits necessary to be an emerging leader. A track record of success and giving back are two more. Real Estate Forum has compiled a list of 20 young professionals in the industrial arena who demonstrate that they have the right stuff to be leaders in the industry.          

 

LEIGH BROWN, 35

With 16 years in the business, four in her current position, Leigh Brown brings a fresh perspective to the overall operation of properties at VEREIT Inc. in order to ensure operations meet or surpass industry standards. Brown leads by forming positive internal and external relationships, listening to the needs and wants of those she interacts with and finding short-term and long-term solutions within organizational constraints. After being promoted to director—office and industrial property management earlier this year, Brown now oversees a team of 19 property management professionals who are responsible for the day-to-day management of 414 properties throughout the US and Puerto Rico. Brown believes it is imperative that the industry and its leaders leverage technology and efficiency within their facilities in order for their tenants to sustain a competitive edge.

 

BRIAN BUDNICK, 35

Brian Budnick stands out from his counterparts due to his strong interpersonal relationships, from the top to the bottom of key organizations in the industrial space. He also has a wealth of deal experience ranging from small local market dispositions to multi-billion-dollar portfolio transactions across the US. Budnick is involved in the disposition of institutional investment properties, primarily industrial product across the country, with a focus on the Southeast region. He is a key member of the CBRE National Partners team, a partnership of investment professionals in the five key logistics hubs that deliver strategy and transaction execution over the industrial property lifecycle, including sales, recapitalizations and joint ventures. Budnick has been involved in the sale of over 225 million square feet of real estate properties totaling in excess of $10.9 billion in consideration. He was the CBRE Top 225 Producer for 2014 and 2012 and the L. Frederick Glass Jr. Rookie of the Year on the Atlanta Commercial Board of Realtors for 2009.

  

BRIAN CABIELLES, 25

Brian Cabielles is a great communicator and listener. There is no task too big or too small for him, and he is always willing to take on more responsibility. His current responsibilities include new business development and assisting the company's senior brokers in the day-to-day leasing of a four-million-square-foot portfolio of office and industrial properties within Miami-Dade County. In 2014, Cabielles assisted in the leasing and sales of more than one million square feet of office and industrial spaces with a transactional value of more than $1 million. Being born and raised in Miami with Hispanic roots has allowed Cabielles to connect with the growing pool of wealthy out-of-town buyers and bridge the gap to connect them with well financed institutional developers. In addition to Latin American players, he has seen a growing number of investors from northeastern US technology companies and hedge funds looking at Miami as an important location to diversify.

  

RYAN COLLINS, 34

Ryan Collins oversees Clarion's industrial portfolio in California and evaluates new investment opportunities in those markets. The portfolio consists of approximately 90 buildings totaling 25 million square feet valued at over $2 billion and is considered one of the premier industrial real estate portfolios in the West. Collins has worked on some of the most high-profile and largest industrial real estate deals in the country, from leasing millions of square feet and creating thousands of jobs to working on new acquisitions and development opportunities. He currently oversees more than 70 third-party leasing, management and development professionals. In 2014, a 600,000-square-foot speculative development that Collins worked on received the highest honor possible in that market, the Speculative Industrial Development of the Year by NAIOP Arizona. Collins also served as chairman of NAIOP's Real Estate Trends Forum.

Bill Condon has been an industrial broker throughout his 11-year career. Currently, he represents institutional landlords on leasing and selling class A industrial buildings in the Seattle market, along with representing large tenants locally and internationally. Condon and his team handle the leasing for approximately eight million square feet of institutional product on behalf of landlords such as DCT Industrial, Prologis, Clarion Partners, LaSalle Investment Management, Centerpoint Properties, Panattoni and LBA Realty. Along with their landlord work, Condon and his team represent tenants above 50,000 square feet in the Puget Sound region and handle the international portfolio for four large tenants and occupiers. Condon also serves as managing director of the Colliers Seattle office, where he leads a team of 33 brokers across all product types, including industrial. From 2009 to 2011 at Grubb & Ellis Co., he was national director and leader of the industrial agency group, which consisted of more than 100 brokers nationally.

 

STEVEN EDLEFSEN, 30

Steven Edlefsen joined Cresa following a successful career as a professional baseball player. During his sports career, he enjoyed a season with the Los Angeles Dodgers and seven with the San Francisco Giants, with which he earned a World Series championship ring for pitching. Edlefsen brings the same passion, work ethic, leadership and integrity to his clients as he did rising to the pinnacle of professional baseball. Prior to joining Cresa, Steven worked at the Staubach Co. in his off-season, gaining valuable experience in advising tenants. During his tenure at Staubach and Cresa, he has completed more than one million square feet of real estate transactions. In his current role, he oversees all aspects of the company's growth. He has the ability to understand how technology will affect the business and clientele's needs while also addressing this tension with a wider adoption of outsourcing.

 

GRANT FULKERSON, 35

With 11 years in the business, Grant Fulkerson was appointed managing director of Lee & Associates-LA North/Ventura in February 2015. He has distinguished himself not only as a top-producing broker but also for his management and leadership skills. Fulkerson has successfully brokered sale and lease transactions in excess of 7.5 million square feet with a consideration value in excess of $370 million during his career at Lee, and he has ranked among the company's top 10 producers in 2010, 2013 and 2014 (the most recent ranking year). As an industrial and development land brokerage specialist, Fulkerson is responsible for executing lease and sale transactions on behalf of landlords, tenants, investors and owner-users throughout the greater North Los Angeles and Ventura County markets. As one of three managing directors, he is responsible for providing guidance, direction and counsel to the Lee team of 50 associates and shareholders as well as recruiting and business development.

 

KELLY GRAY, 31

Kelly Gray regularly authors white papers, contributes to blogs and offers industry insights. Gray is also a champion of creativity. In her time at JLL, she assisted in the creation of new service offerings with Reverse Location Selection and Supply Chain Select analyses, which enhanced JLL's ability to tailor its in-house consulting offerings to better serve its clients. Gray has a willingness to take risks, spending two months with JLL Brazil to share consulting best practices and generate collaboration. She also recently relocated from Chicago to the JLL Silicon Valley office to bring her consultative approach to West Coast clients. Gray is responsible for location consulting, strategic analytics and brokerage services within JLL. Her first career was with CH Robinson, a large 3PL, in which she became interested in location selection and supply-chain consulting. Besides finding the work fascinating, she liked the freedom and earning potential that came with industrial real estate brokerage.

 

TIM HOFFMAN, 35

Tim Hoffman represents Duke Realty in all of its industrial and healthcare acquisitions and dispositions nationwide. Hoffman holds key relationships with brokers and property owners, negotiating directly with them on acquisitions and dispositions. During his five-year tenure with Duke Realty, Hoffman has been involved in more than $2 billion of acquisitions. In 2013, he was involved in an industrial acquisition in which Duke Realty purchased eight buildings totaling 4.9 million square feet in six states. On the healthcare side, Hoffman oversaw a 14-building purchase totaling 1.2 million square feet in six states in 2012. Recently, he was responsible for Duke Realty's acquisition of a 980,000-square-foot industrial building in Lehigh Valley in Pennsylvania, a top-tier distribution market in the Northeast. He has also helped sell more than $400 million in assets in the last 24 months, including the sale of 55 class-B industrial buildings totaling 5.85 million square feet located primarily in the Midwest.

 

ADAM KADUCE, 28

Adam Kaduce started with R&R Realty Group as an intern and, in his seven years in industrial real estate, he has set himself apart with his work ethic and drive to serve his customers. Kaduce's most notable career achievement is the pace at which he delivers results. Over the past three years, he has produced commercial leasing in excess of $25 million and handled over 125 lease transactions. Currently he is leasing space at the firm's newest industrial development, Prairie Business Park, to market Des Moines' first 32-ft. clear warehouse building. Kaduce has also set himself apart with his ability to build relationships. He is an avid "networker" but beyond that, he strives to build meaningful relationships with the people with whom he comes in contact. He seeks out an understanding in their business and works to become an expert on how real estate can help them achieve their goals.

 

PATRICK LAURIN, 31

Since he started at NKF Devencore, Patrick Laurin has consistently pushed himself to gain more experience and attract new mandates and clients. In his first year, he broke all the junior broker records for the most business brought into the company. Laurin's willingness to contribute to the success of the company makes it easy for NKF to support him. His technical background as a civil structural engineer, coupled with his MBA, enable him to analyze and solve situations that can sometimes be harder for others. He was recently promoted to vice president of the industrial and peripheral market for the Montreal area.

 

JUSTIN LERNER, 33

Justin Lerner has demonstrated a propensity to be an effective future leader in a number of key ways. First, he took the initiative to become a mentor to a newly hired broker, a role typically reserved for more senior brokers. In a few short years, Lerner and his mentee, Joseph Karmin, became the top-producing team in Transwestern's office here. Lerner recently stepped up to serve on an advisory board the firm formed to evaluate business lines and services it should offer to clients. He is in the office early, collaborates with others, resolves conflict amicably and is a magnet to others who want to replicate his business model. Although his primary geographic focus is the western suburbs of Chicago, Lerner has consistently been recognized as a top Midwest producer.

 

  

MIKE MANGAN, 34

His long-term relationship-driven approach through providing creative, real-world solutions, allows him to focus on the success of his clients and deliver exceptional results. Mangan works with Savills Studley's senior managing director, Bruce McConnell, to build the company's industrial presence in the Midwest, with a primary focus on the Chicago metro area. He represents some of the largest owners in the world on the leasing of their industrial assets in Central Florida including Prologis, DCT, Crow Holdings, Principal Life Insurance, McCraney Property Co., Invesco, Panattoni and others. Some of his largest, most recent transactions in the past 12 months include a 199,000-square-foot build-to-suit with Tech Packaging, a 60-acre land sale to McCraney Property Co., a 193,000-square-foot lease with Bodek & Rhodes and a 135,000-square-foot build-to-suit with MC Assembly.

Casey Mungo consistently finds new and creative ways to provide value for his clients. While most industrial real estate agents look to sell or lease a building, Mungo does a great job of learning all the specific nuances in each of his clients' businesses in order to find the optimal solution. Using this approach, Mungo has become one of the leading tenant-rep real estate agents in Southern California, with 80% of his new business coming from past client referrals. He's responsible for all the traditional responsibilities of an industrial real estate agent, but has also been selected by Daum's board of directors to lead the firm's new agent training program. In addition, Mungo is chairman of Daum's newly formed Technology committee as well as an active member of AIREA's advisory board in the South Bay. In 2014, he was Daum's top-producing agent companywide out of 200 agents and 10 offices.

 

ANDREW PEEPLES, 31

Peeples' understanding of tenant needs and demands in those markets, along with multiple capital sources targeting those areas, will allow him to continue being the go-to source for developers, tenants and investors working with this specialized product type. Peeples is currently responsible for new business development, marketing and sales, client relationships, transaction management and mentoring younger brokers on his team and in the Stan Johnson Co. family. Since 2013, he has originated and closed more than $155 million in transactional volume.

He was previously a member of the education committee, where he was committed to bringing quality educational opportunities to Kansas City. Valbridge's resident expert on industrial valuation, Roos mentors the real estate analysts in the firm, is responsible for the daily operations and leads the company when the owner is not in the office.

Not even 10 years into his real estate brokerage career, Will Strong is one of the leading industrial brokers in Phoenix and the Western US. He quickly rose to senior vice president and served as a mentor within DTZ—a role he continues to play at Cushman & Wakefield and with the broader Phoenix commercial real estate, business and philanthropic communities. The focus of Strong's transactions has been industrial property sales, agency leasing, tenant representation (logistics and supply chain for local, national, and global companies), land sales and build-to-suits. He has been involved in the lease and sale of more than 21 million square feet of industrial space and land with a total consideration in excess of $800 million. Since joining then-Cassidy Turley/DTZ in mid-2013, Strong has closed 15.5 million square feet of industrial space with a total consideration in excess of $275 million. He has successfully represented some of the largest industrial owners and tenants in the nation, including IIT/IPT, Cohen Asset Management, DCT Industrial, IndCor and First Industrial.

In eight short years, Cameron Trefry began his career as a project coordinator at Ware Malcomb and quickly became a regional director for the Chicago office, leading the business and client development for the entire Midwest region. Trefry has established himself as an industry expert in topics such as industrial trends and environmental design. At the very beginning of his career, Cameron helped Ware Malcomb gain national recognition from NAIOP's Awards for Excellence program for leading the award-winning LEED project, Preferred Freezer Services, in Chicago. In 2012, Trefry helped Ware Malcomb achieve national recognition again from NAIOP's Awards for Excellence program for Architectural/Engineering Firm of the Year. He is responsible for leading the Chicago office, business development, client relationships and overseeing all commercial projects for the Midwest region. Trefry has also designed and managed some of Ware Malcomb's largest and most complex build to suits, corporate headquarters, highly technical process driven and automation-intensive automated warehouses, food-grade freezer cooler projects, industrial, office, renovation/remodels and commercial projects.

 

PAUL TUCHIN, 33

Paul Tuchin is a persistent and strategically minded negotiator whose achievements have been recognized nationally by Trammell Crow Co.'s leadership. He has development oversight of three projects with an aggregate cost of $150 million. Between 2013 and 2015, Tuchin sourced five projects with a development value of $240 million, comprising 1.2 million square feet of industrial product and 609 apartment units. An active participant in NAIOP's Developing Leaders program, Tuchin became interested in real estate at an early age, watching Phoenix transform from a small town into the 6th largest city in the US. His interest led him to an internship with Tucson brokerage firm Land Advisors Organization, which evolved into a part-time position while completing his degree and ultimately jumpstarted his career in CRE. He worked as a broker in Phoenix, specializing in land transactions, aiding developers in site selection, underwriting and design.
