NEW YORK CITY—Not quite two months after it acquired Tower 45 from SL Green, Kamber Management is busy preparing the building for a leasing campaign. The firm has hired Avison Young to market the Midtown property, GlobeSt.com has learned EXCLUSIVELY, and is planning an ambitious renovation of the property.

Led by A. Mitti Liebersohn, president and managing director of New York City operations, the Avison Young agency team marketing the building, at 120 W. 45th St., includes Michael Gottlieb, principal; Arthur Mirante, II, principal and tri-state president; Greg Kraut, principal; Thomas Hines, associate; and Nathan Kropp, associate.

"It's mega exciting to have been appointed," Liebersohn tells GlobeSt.com. "To be able to communicate our agency services and be picked for an assignment that's really exciting validates our agency group."

The seasoned broker—who came over to the firm just this year from JLL—sees strong potential for the roughly 440,000- square-foot property.

"Tower 45 has fantastic bones and great floorplates," Liebersohn says. "Kamber—run by Steve Levy and his brother Peter Levy—is just going to put a bit more love into it; this is their foray into true Class A properties."

He continues, "The boutique building has a 15-story atrium and the space is virtually column free so it could accommodate just about anyone."

Among the spaces at the building, Liebersohn says, "There's one full floor where we'll likely do prebuilts of around 3,000 square feet that's so flexible. Plus we have 13,000-square-foot floor that lays out well for financial services because of the column free nature, so they could bang out a trading floor."

In addition, he expects the space to appeal to the city's fastest growing constituents. "TAMI tenants will like it because we have some floors with exposed ceilings and it will have a funky look on."

Situated three blocks away from both Grand Central Terminal and Bryant Park, the building also features a duplex office condominium with about 12,000 square feet on each floor, Liebersohn says. Rollout of the property likely will be after the first of the year.

Current tenants include D. E. Shaw & Co., Bobby Van's Steakhouse, former US Senator Hillary Clinton's presidential campaign office and the Keller Graduate School. Tower 45 is over 96% leased.
