PHOENIX—Flexibility will be the driving force going forward. That was according to Andrew Fogg, a partner at Cox, Castle & Nicholson LLP.

Fogg, who was referring to what the future of healthcare development will look like, recently spoke on a panel at RealShare National Healthcare Real Estate 2015.

One thing to think about is the location and the facility as the delivery system goes further from the hospital and closer to the home, Fogg said. "Parking and traffic are the issues for these facilities everywhere. You have to understand the logistics."

What is challenging, he added, is the issues in understanding how each local jurisdiction deals with things. "You have to have local knowledge and understanding in order to deliver a project from a design basis that will work," he said, "and you have to meet the needs of the community. That is a critical point."

Randy McGrane, CEO of Ensemble Real Estate Solutions, explained that "the further away from the hospital the delivery system gets, the more you have to set aside your own monetary gain and start to solve for the client." That process, he said, will result in an economic benefit.

Going forward, McGrane expects to see more branded neighborhood wellness centers. "You have to find a way to be in their life on a regular basis … and not wait for them to get sick and come to you."

Looking ahead five and 10 years, McGrane expects to see more individualized insurance models and expects to see a huge impact from technology, both by big data analyzing and by consumer understanding.
