CHANDLER, AZ—Chandler Viridian PRIMEGATE @ Fashion Center, the distinctive restaurant and retail component of the $150 million mixed-use Chandler Viridian development, will be delivering users in 2016. The project is currently under construction at the northwest corner of the intersection of the Loop 202 and Loop 101 freeways.

WINLEE Development, a division of Winfield Lee Investments, is developing PRIMEGATE and recently closed on the land for the project for $4.8 million. A consortium of Hines, Alliance Residential, WINLEE Development and Concord Hospitality is developing the multi-use project, and CBRE/UCR has the marketing/leasing assignment.

In addition to the PRIMEGATE amenities, upon completion, the integrated mixed-use project will also feature a 335-unit Broadstone luxury multi-family community, a 250,000 square foot six-story, class-A office building and a 140-room Cambria Hotel. The project offers a mix of shop and restaurant opportunities together with dedicated freestanding restaurant spaces. PRIMEGATE is flanked by both Macerich's Chandler Fashion Center and Hine's Chandler Viridian, which provide a dynamic mix of multi-family residential, office, hospitality and retail uses.

Offering direct freeway access and visibility, Chandler Viridian PRIMEGATE @ Fashion Center is located at the southwest corner of the Loop 101 Freeway/Price Road and Frye Road at the gateway to the Price Road employment corridor and at the east main entry to Chandler Fashion Center. The development successfully integrates into Chandler Viridian through use of 1.5 miles of walking and jogging trails, with pedestrian connectivity to Chandler Fashion Center at its entertainment hub of other restaurants and movie theaters.

Peter Nelson, president and CEO of Winfield Lee Investments, tells GlobeSt.com: "It is a rare opportunity to be able to develop an urban, curated restaurant and retail experience at the doorstep of both a renowned super-regional luxury mall and a high-density, class-A mixed-use project, but that is exactly what we are doing at Chandler Viridian PRIMEGATE @ Fashion Center. PRIMEGATE will take advantage of its high-profile location by featuring bold, eye-catching architecture to augment its surroundings, and will provide unique amenities previously unavailable to the area. Chandler Viridian PRIMEGATE will solidify Frye Road as the main entry to the super-regional mall and the dining, shopping and entertainment hub."

LeDonna Spongberg and Traci Russell, the specialty retail team from CBRE/UCR, have been tapped to head the restaurant and retail marketing and leasing efforts for project.

"We are so grateful for introduction via CBRE's John Rehling to the new CBRE/UCR specialty leasing group of LeDonna Spongberg and Traci Russell. LeDonna and Traci's depth of specialty marketing experience, their guidance and their relationships have all already proven invaluable for us in cultivating the spectacular tenant interest already garnered," Nelson continues. "Beyond the obvious A+ location, we believe the site benefits from the newly constructed direct access off the Loop 101 freeway's frontage road. It is a game-changer for the intersection. For the first time there now exists easy, unfettered access from all directions, which together with the other Viridian improvements, has turned Frye Road into a better alternative to Chandler Boulevard."
