AUSTIN—Denver, CO-based Griffis Residential has acquired Chez Moi Apartments, a 384-unit class A garden-style multifamily community in the north central submarket of Austin. HFF arranged the acquisition financing for the transaction.
Effective immediately, Chez Moi Apartments has been renamed Griffis at the Domain.
Built in 1997, the property offers one- to three-bedroom apartments with nine-foot ceilings, ranging in size from 644 to 1,367 square feet. The gated community features a comprehensive set of high-end amenities including a clubhouse, business center, fitness center, carports, garages and a large pool with spa.
Chez Moi is situated on 20.97 acres at 12100 Metric Blvd., near major employers in Austin's tech corridor and is approximately 2.5 miles from The Domain, a master planned, mixed-use lifestyle center. The 94-percent-leased property's amenities include a swimming pool with sundeck, hot tub, outdoor fire pit, sand volleyball court, clubhouse, business center, dog park, car wash, nature trail and garage parking.
Working exclusively on behalf of Griffis Residential, HFF placed the seven-year, 3.94 percent, fixed-rate acquisition loan with a correspondent life insurance company.
Eric Tupler, Josh Simon and Casey Wenzel led the HFF debt placement team representing the borrower.
With the Chez Moi acquisition, Griffis Residential owns and manages approximately 7,400 apartment units in Colorado, Texas, Nevada and Washington.
