SCOTTSDALE, AZ—Broadstone Waterfront, the four-story, 259-unit luxury community at 7025 E. Via Soleri Dr., was recently awarded LEED-H Platinum certification. This marks Alliance's third development nationwide to achieve this level of certification.
Ian Swiergol, Alliance's managing director of development for the southwest region, tells GlobeSt.com: "Alliance took great care in developing Broadstone Waterfront with sustainable standards in the forefront and we exceeded our target with the Platinum certification. Broadstone Waterfront is a unique project that attracts a very discerning demographic and the certification is a testament to our efforts."
Leadership in Energy and Environmental Design (LEED) is a building certification process developed by the U.S. Green Building Council that recognizes best-in-class building strategies and practices. To receive certification, projects must satisfy prerequisites and earn points based on design and construction of energy-efficient, water-conserving structures that use green or sustainable resources and materials.
To support certification, Broadstone Waterfront implemented a range of innovative measures for energy efficiency, water conservation and sustainable operations. Improvements include an energy-efficient building envelope; recycled building materials; high-efficiency mechanical systems; water-saving fixtures and irrigation systems; environmentally-conscious landscaping, high-efficiency low-E windows and EnergyStar appliances. In addition, the project team used sustainable finishing materials with exhaust fans and drains/pipes for moisture-control durability, and created a reduced-heat island effect with reflective roofing materials, paver ground covering and landscaping that minimizes heat absorption.
To improve indoor air quality, there are no unvented combustion appliances onsite, carbon monoxide monitors have been installed on each floor and all residences feature enhanced exhausts in bathrooms. HERS rater testing was also completed in each apartment to inspect air tightness within the home and its mechanical ducts.

"Not only are we extremely proud that Broadstone Waterfront has earned LEED Platinum certification, we are also proud of the hard work and dedication of our development and management teams to make this effort a reality."
In addition to the building improvements made to achieve certification, the project's prime, walkable location in the heart of downtown Scottsdale furthers its sustainable living mindset. The property management team upholds the community's commitment to green by following Alliance's Focus Green program, and implementing through sustainable purchasing policies, integrated IAQ management plans and green cleaning practices.
"Broadstone was designed for LEED-H certification and is dedicated to improving the quality of life for our residents," says Swiergol. "It is one of the first of its kind here in the Valley and the high-quality nature of the property is matched with the highest-level LEED-H certification of Platinum."
