FORT WORTH—Hillwood Properties, developer of the 18,000-acre master-planned, mixed-use AllianceTexas, is bringing Watercrest at Alliance Town Center, an eight-acre senior independent living complex, to the Alliance Town Center project.

South Bay Partners Inc., a Dallas-based senior housing development company, has recently broken ground on the project in north Fort Worth. Watercrest at Alliance Town Center is owned through a joint venture between the Bluhm family of Chicago and South Bay Partners Inc.

"Watercrest at Alliance Town Center is another example of Hillwood's commitment to providing housing options for all life stages," Robert Folzenlogen, vice president of Hillwood Properties, told GlobeSt.com. "Residents will benefit from the wide range of health and wellness options that are seamlessly integrated into the design of Alliance Town Center, such as healthy dining options, access to medical facilities and the availability to parks and trails."

The 350,000-square-foot complex will include amenities that encourage social activity, such as a full commercial kitchen, dining room, coffee shop, theater room and an activity room.

Watercrest will also offer an aerobics room, outdoor pool and a home health agency. Additional convenience amenities include a country store for residents to purchase staple items, and storage units, which can be leased.

Each of the 207 residential units at Watercrest will offer all the upgrades traditionally found in newly constructed multifamily units. They include nine foot ceilings, crown molding, full kitchens with granite countertops, and full-size washer and dryer connections.

Integrated Construction will serve as general contractor for Watercrest at Alliance Town Center, and Integrated Property Management will operate the building. The first phase is expected to open in the fall. The second phase will include a separate assisted living center and memory-care center.
