MIAMI--Now that the Miami market is saturated, Fort Lauderdale has captured the limelight as the new frontier for condo, multifamily and hotel developers. According to recent reports, thousands of new condo units, multifamily, and hotel rooms are under construction in downtown Fort Lauderdale and on the beach, with more in the planning stages.

We caught up with Bradley Deckelbaum, principal of Premier Developers, to get his take on where Fort Lauderdale really stands in South Florida's commercial real estate market. He told us, in classic real estate jargon, what's going on in Fort Lauderdale is being called a boom. But, he adds, that's not the right term for what's going on in Fort Lauderdale.

"A real estate boom typically is an investor-driven market in which prices rise rapidly with the expectation of quick appreciation," Deckelbaum says. "Given the cyclical nature of the real estate industry, conventional wisdom is that every boom will be followed by a bust."

In contrast, Deckelbaum says what we're seeing in Fort Lauderdale is not simply a function of investor-friendly market conditions. Rather, it is about important, long-term demographic trends, cultural change and technological innovation. As he sees it, Fort Lauderdale is in the midst of solid, long-term growth.

"As housing and development typically follow infrastructure, let's begin there," Deckelbaum says. "Government commitment of public funds has included a $2.3 billion expansion of Fort Lauderdale/Hollywood International Airport as well as improvements to Port Everglades and I-595."

Meanwhile, the airport now averages more than 600 flights per day with nonstop service to more than 100 US cities and flights to Canada, Latin America, Europe and The Caribbean, in addition to more than 100 private flights daily. Major enhancements include opening of the new South Runway, adding gates for international flights and modernizing the terminals. Similarly, Port Everglades, one of the top cruise ports in the world, is undergoing immense capital improvements to provide superior experiences to more cruise passengers than ever before.

"Along the beach, the city's enhancement plan includes wider sidewalks, attractive landscaping, bike lanes and a convenient parking garage," Deckelbaum says. "Downtown, a modern streetcar system known as The Wave is on track for late 2017 to provide convenient transportation for a livable, environmentally responsible community. Enhancements such as these address issues of enduring quality of life for years to come."
