ORLANDO—Will we see more industrial spec development in Central Florida? Most industrial commercial real estate watchers think so. Kostas Stoilas, a senior associate at CBRE Industrial & Logistics in Tampa, is one of them.

"We expect to see spec development continue for a few reasons, including demand due to e-commerce," Stoilas tells GlobeSt.com. "Other reasons include the lack of new, modern product supply along the I-4 corridor, the growth of high-tech manufacturing in our area that is spurring expansion, the influx of national corporate users looking at our market as a possible area to expand into, and the success that developers had in 2015 with bringing new spec projects to market.

McCraney Property Company has been building plenty of spec development in Central Florida. In fact, McCraney is betting big on Orlando industrial.

"Those developers have been rewarded with activity and some have filled their buildings quicker than most would have expected," Stoilas says. "There has been a noticeable shift in perspective about how much new supply our market can handle, and speculative development is being talked about in all industrial real estate conversations."
