MIAMI—Change. That's the story at Douglas Entrance, a 467,000-square-foot office park in Coral Gables. The park has a new leasing agent and is undergoing massive renovations as Coral Gables' office market continues winning tenant attention.

Banyan Street Capital, along with capital partner, Oaktree Capital Management, just named CBRE the exclusive leasing agent for Douglas Entrance. Banyan traded for $100.75 million in 2014.

"Today Douglas Entrance is currently undergoing a $7 million renovation program which will elevate the tenant experience at the park," says Rudy Touzet, managing partner of Banyan. Upgrades to the office complex's common areas and amenities span the main office lobbies, elevators, corridors, restrooms, parking garage, directional signage, and conference center. Ownership is also installing new artwork throughout the campus, new landscaping in the main courtyard, and updated design finishes and furniture.

"With Douglas Entrance undergoing an extensive exterior and interior renovation, it will ensure that the Coral Gables office park sustains its stature in the competitive office market," Kurtz, senior vice president of CBRE, tells GlobeSt.com. "Douglas Entrance really has the best of both worlds by having Coral Gables charm with its historic designated buildings together with the state-of-the-art three office towers, all located in the only office park in Coral Gables."

CBRE will lead a comprehensive re-branding and re-positioning campaign for the office park. The goal is to showcase the asset as a strategic destination for Miami companies.

CBRE's leasing team will have an on-site leasing presence in a new marketing center strategically located at the epicenter of the complex. Kurtz says this will allow CBRE to "act as an information hub for all tenants and visitors" and keep everyone informed about progress on the renovations.
