MIAMI—Four Seasons Tower just inked four new office space leases. That puts the leasing tally at 1441 Brickell at over 18,000 square feet since last summer—and all of the leases have been with new-to-market tenants. Cushman & Wakefield director Gordon Messinger represented Millennium Partners, the building's owner, in the transactions.
Messinger was named exclusive leasing agent at Four Seasons Tower in 2014 after occupancy fell to 60% in the wake of significant tenant departures. He has since closed more than 81,000 square feet of new leases in the office building, bringing occupancy to nearly 100% with more new leases in the works.
"The leasing velocity at Four Seasons Tower has been exceptional and I expect the building to reach full occupancy by the end of the first quarter," Messinger tells GlobeSt.com. "We've been able to quickly fill space with prominent national and international tenants who value the prestige, convenience and world-class amenities offered by the building."
Four Seasons Tower is a 70-story, 1.5 million square-foot, mixed-use high-rise. The building is home to 250,000 square feet of class A office space, the five-star Four Seasons Hotel Miami with its 222 luxury rooms and 84 condo units, 186 residential units, and 14,000 square feet of banquet space. Equinox, a modern 50,000-square-foot fitness center, and the Edge Steak and Bar also call the office tower home.
REV Group, a $2-billion privately-owned corporation serving worldwide fire, emergency, commercial, and recreational specialty vehicle markets, opened a 6,100-square-foot Miami office in the tower where it will employee 20 people. Jones Lang LaSalle's Jeffrey Gordon represented REV.
Rainmaker Group, a privately held group of international companies focused on delivering risk management and risk retention solutions, leased 4,800 square feet at the tower and will employ 15 people there. Tyler Wyant and Bob Orban of Savills Studley represented the tenant.
Trend Micro, global IT security firm, leased 3,900 square feet. The firm will initially employ five individuals in this location and plans to expand its presence in Miami.
Sebastian Juncadella of Fairchild Partners represented the tenant.
Carmignac, a Paris-based asset manager, leased 3,100 square feet. This is the firm's first office in Miami—and first in the US—and will employ eight people. Gavin Macphail and Randy Carballo of JLL represented the tenant.
