RIVERSIDE, CA—Wermers Properties has unveiled plans to build Oak Parc, a 266-unit multifamily complex in the Inland Empire. The property will break ground later this year. The developer purchased the land in December 2015.

SALES

SANTA ANA, CA—Broadway Sycamore Partners has purchased a two-building office portfolio in Santa Ana for an undisclosed price from Concourse COI Investment. The 104,250-square-foot portfolio includes the Broadway Building, a 99,571-square-foot class-B office building, and 1506-1512 N Sycamore St., a 4,679-square-foot office medical building.

SANTA FE SPRINGS, CA—Industrial Property Trust has purchased a 125,000-square-foot industrial property for $18.2 million from Mia's Fashion. The transaction included a sale-leaseback with the seller. Heger Industrial's Jon Reno and Robert An represented the seller.

SAN DIEGO—Roll Global has purchase the Palomar Corp. Center, a 46,892-square-foot office building in Carlsbad, CA, for $11 million from CM Management Services. The property is 100% leased through March 2025.

NEWPORT BEACH, CA—Passco Cos. has purchased Day Creek Village for $15.8 million from Day Creek Village LLC. The 25,000-square-foot retail center is fully leased to 14 tenants. HFF's CJ Osbrink and Gleb Lvovich represented the seller in the transaction.

PORTLAND, OR—ASB Real Estate Investments has purchased a 55,000-square-foot warehouse property in Portland's Pearl District for $14 million. The investor plans to spend an additional $11 million to convert the property into a creative office property with its joint venture partner Specht Development.

FINANCING

DENVER—A joint venture between Urban Renaissance Group, Stars Investments and City Street Investors has secured $23.7 million in acquisition financing for the Market Center in Denver. The floating-rate loan has a 36-month term with two 12-month extension options, and was funded through First National Denver. HFF associate director Leon McBroom and senior managing director Eric Tupler secured the funds on behalf of the borrower.

SAN DIEGO, CA—Jonathan Segal FAIA & Development Co. has secured an $11.6 million loan for to refinance the Q, a 36,794-square-foot mixed-use complex in San Diego. The 20-year fixed-rate loan has a 4.61% interest rate with five years interest only and was funded through a life company. HFF senior managing director Aldon Cole secured the funds on behalf of the borrower.

EMPLOYMENT

LOS ANGELES—Realty Mogul has hired Michelle Paretti has senior managing director and head of originations and underwriting. Paretti formerly served as Senior Managing Director for the small balance commercial real estate finance group at Guggenheim Partners and COO for the Guggenheim Commercial Real Estate Finance Group.

IRVINE, CA—Friedman Stroffe & Gerard has promoted Jennifer V. Stroffe to shareholder. A 13-year veteran, Stroffe currently serves as outside general counsel to a variety of both burgeoning and established businesses. Prior to joining the firm, she served as associate attorney at Latham & Watkins.

DEVELOPMENT

VAIL, CO—Laurus Corp. has acquired the Vail Cascade Resort and Spa in Vail, CO, and plans to invest $35 million to renovate the property. Upon completion of the renovation, the hotel will join the Luxury Collection Hotels and Resorts. It will open in time for the 2016/2017-ski year.

SAN DIEGO, CA—CityView has acquired land in San Diego's Little Italy neighborhood for the development of AV8 Apartment Community, a six-story, 129-unit apartment complex. The property will be developed with land from its Southern California Fund II.

ANAHEIM, CA—R.D Olson Construction has been selected as the general contractor to build a Country Inn and Suites in Anaheim. The developer is Disney Way Partners.
