WICHITA FALLS, TX—Formerly used by Delphi Automotive for the production of ceramic automobile oxygen sensors, a new 10-year lease was completed at 8600 Central Freeway North. American Fuel Cell and Coated Fabrics Company will use the property for manufacturing of composite materials. The total site consists of a 348,000-square-foot south building and a 90,000-square-foot north building. This property is located on Interstate 44 and is minutes to Highway 287 and 82. The Wichita Falls Municipal Airport is an approximately 15 minute drive and Dallas/Fort Worth International Airport is approximately 100 miles from the site. The transaction was handled by Holmes Davis , senior vice president in Binswanger ‘s Dallas office, on behalf of First Bank . Davis tells Globest.com: “This was a definite win-win for the city of Wichita Falls and the landlord. A significant amount of jobs are being created and this fills up some surplus industrial space that has been available for a long period of time.” Key features of the facility include a 5-inch reinforced concrete floor, precast concrete panel walls with an insulated core, built-up twin T construction roof, concrete columns spaced 40 by 50 feet, ceiling heights ranging from 25 to 45 feet in the south building and 27-feet 8-inches to 45-feet 8-inches in the north building, a combination of T-8 fluorescent and high-pressure sodium lighting, 100% wet sprinkler system, eight 8 by 10-foot dock-high doors with levelers, one 12 by 14-foot and one 15 by 17-foot ramp level entrance in the south building; one 10 by 12-foot and three 8 by 10-foot dock-high doors with levelers, one 10 by 14-foot rail door and one 10 by 17-foot grade-level door in the north building, one 16 by 20-foot drive-in door, one 8 by 10-foot dock-level roll-up door, two 20 by 25-foot roll-up doors; approximately 24,000 square feet of fully air conditioned office space with private offices and conference rooms, paved and lighted parking for 621 vehicles, and a BNSF rail spur on the west side of the north building. American Fuel Cell and Coated Fabrics is a designer and fabricator of composite material products for aviation, aerospace, military ground forces and commercial transport industries.
