WASHINGTON, DC—Universal Service Administrative Company is taking 102,348-square feet at One Metro Center, a 421,235-square foot office building owned by New York City-based Jamestown LP. The company will occupy the entire ninth floor of the building, as well as the west-side portion of the tenth floor. In total USAC will occupy 24.64% of the six-story East End office building. Other tenants in the building include White & Case, LLP, and the Research Trial Institute. In 2014, White & Case renewed its 148,613-square foot lease at the building early, with plans to reconfigure its operations onto the building’s top two floors. Jamestown acquired One Metro Center in 2013 from the then Clarion Partners for $308 million. At that time, the building had some near term rollover, but Jamestown had its eye on the building’s intrinsic value as a Class A office in the District that also happens to be physically linked to the central hub of the Metro system. Located at 701 13th Street, NW, One Metro Center is atop and adjacent to Macy’s department store. It delivered in 2003 and features a 5,000-square-foot stone and glass atrium. Other DC properties Jamestown owns include America’s Square, Georgetown Park, 733 10th Street, Madison Office Building and the Georgetown Renaissance retail portfolio.
