ORLANDO—There's movement one of the largest new speculative industrial projects along the Interstate 4 corridor in Lakeland. Avison Young was just picked to handle leasing for the class A 275,226 square foot building under construction at Bridgewater Commerce Center.

Clay Witherspoon, principal and managing director for Avison's Tampa office, will lead leasing for the project, owned by USAA Real Estate. The industrial complex sits in the southwest quadrant of Interstate 4 and Highway 33 in Lakeland, FL.

“Currently, there are no available blocks of space above 200,000 square feet at existing buildings along the prime stretch of I-4 between Highway 33 and US 27 to accommodate the large users actively seeking space in Lakeland's tight industrial market,” Witherspoon tells GlobeSt.com. “With the limited amount of construction, the 275,226 square feet being developed at Bridgwater Commerce Center will be one of only a few new buildings that can accommodate large users and is built to exceed the requirements of today's industrial tenants.”

Seefried Industrial Properties is developing the industrial asset. The modern distribution building will feature tilt-wall construction with 36-foot clear height, 410-foot depth, cross or dock loading, and one of the few branding and signage opportunities fronting Interstate 4 along exit 38.

“The momentum we experienced in the industrial market throughout 2015 will continue this year in the way of positive absorption, low vacancy and continued demand for space from logistics providers,” says Witherspoon. “Beyond its immediate access to 8.8 million people within a 100-mile radius, we anticipate brisk activity at this building due to its efficient distribution capabilities to the entire State of Florida and especially Central Florida.”

Seefriend anticipates tenants will begin moving in during October. New tenants will join businesses like JCPenney, Havertys, HD Supply, Empire, Southeastern Paper Group, and TA Chen International at Bridgewater Commerce Center's existing six buildings.

“Lakeland has had a historically-low industrial vacancy rate, and we are thrilled to see growth in this sector with the construction of Bridgewater Commerce Center,” says Claudia Tritton, business development director of the Lakeland Economic Development Council. “Due to Lakeland's convenient location between two of Florida's busiest metropolitan cities, Orlando and Tampa, the area
