LOS ANGELES— HQ Creative has opened its latest small-box creative office development in Hollywood. Located at 720 N. Cahuenga Blvd., the 35,000-square-foot property mimics a high-end residence and targets burgeoning creative office users. HQ Creative, which focuses on small-box creative office projects, has delivered a dozen of these spaces in the last three years. “We have construction in house, and once we have the building, we are turning them over in the nine-to-twelve month period,” Robert Herscu , the CEO and founder of HQ Creative tells GlobeSt.com. “We only develop in West Hollywood and Hollywood. After the financial crisis, I learned to only develop in the best areas because if the market was ever to go down, you would be hit less.” He is particularly proud of his newest spaces, which the company completely stripped down to the bones and redesigned from top to bottom. “The building is about 35,000 square feet, and it used to be a prop house,” he says. “It has 30-35-foot vaulted ceilings. We took the insulation out of the ceilings to show the beautiful wood bow trussed roof, and it just came out beautifully. We completely rebuild the whole building, but we have the bones to work with.” This new project is particularly unique because he built it out and staged it like a residential home, which he says is a totally new concept in office. “This is the first property that we are staging with furniture,” adds Herscu. “We bought a few thousand dollars of furniture from Europe, and about one-third of the property is staged. This is something that just doesn’t happen in the creative office area.” Take a look at the phenomenal interior of the new space below.
