Marc Pierce, Lee & Associates Pierce says the area’s industrial amenities are providing a great value for both tenants and buyers.
MESA, AZ—With the help of city and corporate partnerships, the West Mesa area is undergoing new redevelopment efforts designed to revitalize a once struggling area. As a result of these efforts, new office and retail development is underway, hiring has increased and improved street infrastructure have all contributed to businesses coming back to the area and new businesses joining the ranks. Marc Pierce , principal, Lee & Associates , tells GlobeSt.com: “The West Mesa area has a varied industrial mix that is seeing increased activity due to improving economic conditions. And, with the area’s growing amenities and abundant transportation options, industrial space is currently a great value for both tenants and buyers.” Attributable to this activity are a pair of West Mesa industrial leases that were recently signed: one was a renewal and the other was a new lease on five-year-plus terms. The renewal lease of 222 S. Date St. was for Goodman Distribution Inc ., a Houston distributor of wholesale HVAC products and equipment. Goodman renewed its lease for 30,972 square feet for an additional 60 months. The industrial manufacturing building, built in 1977 features 18-foot clear height and two drive-in doors. It is close to both the Loop 101 and 202 freeways. Pierce represented the landlord, Date Street Properties , while Will Strong with Cushman & Wakefield and Anthony Fritsche with Fritsche Anderson Realty Partners of Houston represented Goodman. Arch Nutraceuticals of Manhattan, KS, signed a 20,300-square-foot, five-year-plus lease at Broadway Business Park located at 2546 W. Birchwood Ave. Built in 1998, the 40,628-square-foot warehouse building features heavy power, 16 by 18-foot clear height, four drive-ins and four exterior docks. The building is located a few blocks east of the Loop 101 and evenly between the Loop 202 and US 60. Pierce represented Arch Nutraceuticals while James Harper and Pete Klees of Cushman & Wakefield represented the lessor, Anderson Team III LLC .
