DALLAS—Crow Holdings Capital Real Estate broke ground in late 2014 on an industrial warehouse facility located at 1 Mountain Creek Parkway in response to increased demand for bulk warehouse space in South Dallas. The area is home to many distribution and warehouse development projects because of its central location and the strength of the logistics capabilities in transporting goods across the country.

As part of that proximity factor, Niagara Bottling took advantage of the key distribution location and the fact that two large beverage plants are already located in the South Dallas market. The bottling company recently leased a large industrial space there, totaling 630,000 square feet.

Trey Fricke, SIOR, and Reid Bassinger, SIOR, of Lee & Associates represented the bottling distributor tenant. Kacy Jones and Steve Koldyke represented the landlord.

Fricke tells GlobeSt.com: “The proximity to the existing production facilities was integral in the final selection of this building which pre-leased during the construction.”

The cross-dock 36-foot clear warehouse is located on 87 acres of land north of Mountain Creek Business Park off of Interstate 20. McFadden & Miller was the project's general contractor and Azimuth Architecture was the architect on the facility.

Bassinger tells GlobeSt.com: “The abundant trailer parking and ability to secure the entire site was beneficial to Niagara. The parking area was utilized much before the building was completed.”

Niagara Bottling will use the facility to distribute its water and flavored drinks to the contiguous 48 states.
