CHICAGO— Coyne College has decided to move from its roughly 70,000 square foot building in the West Loop and into 47,038 square feet at One North State, an office tower in the Loop. The college will occupy the entire fourth floor of the 680,000-square-foot tower beginning in June 2016. “The Loop has the highest concentration of education on the planet,” Phil Utigard of Transwestern tells GlobeSt.com. “But the biggest driver for them was that they wanted to be on a single floor and near great transportation.” Utigard and Transwestern’s tenant advisory services team of John Marquardt , Cece Conway , and William Briggs represented Coyne in the transaction. Transwestern’s Michael Lirtzman , Jeff Dowdell and Katie Steele represented the building’s owner, Arlington, VA-based FD Stonewater LLC . Coyne’s current campus at 330 N. Green St. is “pretty much a location that you have to drive to,” Utigard adds. “But they will soon be sitting right on the Red Line, and in a much more central location.” The college, which provides career training in allied health and construction trades, plans to sell the West Loop building. “The central location will allow us to better serve faculty, staff and students who commute to campus on a daily basis,” says Russell Freeman , president of Coyne. Transwestern looked at around 70 buildings over the course of a year before Coyne chose the State St. location. Aside from the location, the fact that it was an existing school build-out with classrooms and labs made it irresistible. “These are very expensive to build-out, so this will be a great financial advantage to Coyne,” says Utigard. Although some work needs to be done to properly wire and ventilate the space “we are probably using 90% of it. We are on budget and on schedule.”
