JERSEY CITY, NJ—While many developers on the New Jersey urban "Gold Coast" are designing compact living spaces to attract millennials seeking a minimalist footprint, developer Manhattan Building Company is bucking the trend towards smaller apartments with the launch of its second Cast Iron Lofts rental building in Jersey City.

The project features 232 loft-style residences with high ceilings and some of the largest floor plans in the Hudson County marketplace.

"Our units are typically larger than most that you will find, either in Hoboken or along the Jersey City waterfront," says Louis Mont, chief operating officer of Manhattan Building Company, who spoke with GlobeSt.com exclusively. "It offers an opportunity both for people to share apartments, as well as empty-nesters who need an extra bedroom, or a young family just starting out."

The 27-story industrial-inspired building includes large studio, one-, two- and a large selection of three-bedroom residences with a full suite of indoor and outdoor amenities and 20,000 square-feet of street-level retail space.  Pre-leasing activity has been strong for the apartment homes which will be available for occupancy in March. 

"Cast Iron Lofts is the second in a series of buildings in a neighborhood that we've dubbed 'SoHo West,'" Mont says. "'SoHo' being south of Hoboken and 'West' being west of Manhattan. Our first building was a 21-story, 155-unit building. It's been fully occupied for about two years now."

Manhattan Building Company has been developing in Jersey City since 1978, Mont says, which gives it a long institutional memory regarding the market.

"We have typically been the pioneers in the neighborhoods that we build in and know," he says. "We sort of have an organic sense of the people that live in this area, having been here as long as we have. We are in a redevelopment area, it was a fallow industrial area for many years. We now have the two Cast Iron Lofts buildings standing, and we are pouring the tenth floor for our next building, which is called SoHo House, we have two connecting buildings totaling 377 units under construction now, which we'll deliver in about 20 months time."

"When we first conceptualized Cast Iron Lofts, we were excited about both the potential of this location, as well as the absence in the area of larger residences catering to those who desire considerably more living space, including families," says Audrey Spina, director of leasing.  "The success of the first building proved that we effectively tapped into that market demand, and we're delighted to now introduce the latest offering of residences which will continue to shape this new neighborhood while providing a clear alternative to what's being offered throughout Jersey City and Hoboken."

Cast Iron Lofts II features residences ranging from 885 to 1,885 square feet of living space at monthly rents starting from $2,495.   The apartments are complemented by distinctive architectural elements and features, including 10' ceiling heights with exposed duct work, oversized windows, custom walk-in closets, hardwood floors, granite countertops, bathrooms with stained marble vanity, polished porcelain Carrera-tiled floor and glass enclosed showers with shower surround and massaging shower-heads.  There's also state-of-the-art, fully-equipped kitchens with stainless steel appliances.

Cast Iron Lofts onsite amenities include a 17,000 square-foot rooftop deck with a heated pool, pool-side shower, gas BBQ grills, outdoor fire pit lounge areas, a separate large Bark Park for pets and landscaping with a shaded tree grove and sitting area.  There's also a state-of-the-art fitness center with training stations, yoga studio and fitness-on-demand system, business center, private conference room, children's playroom, resident lounge with bar, fireplace, billiard table and large screen TV; a lobby library lounge and bike storage.

"To fully maximize the resident experience, we're also offering a 24-hour concierge, lobby package display system, valet dry cleaning service, on-demand fitness reservation system and indoor reserved garage parking," Spina says.

Cast Iron Lofts' has easy access to Hoboken and downtown Jersey City. Complimentary daily shuttle service is provided to nearby PATH stations and NY Waterway ferry terminals, while the community's SoHo Link service offers transportation to select local destinations, including SoHo in New York City.  The building is also convenient to the New Jersey Turnpike extension for an easy commute into north and central New Jersey.
