LOWELL, MA—Fast growing workforce management software firm Kronos Inc. is relocating its U.S. corporate headquarters from Chelmsford, MA to the Cross Point office complex here.

The company will relocate operations from 297 Billerica Road in Chelmsford to nearly 400,000 square feet of space at Anchor Line Partners' Cross Point complex in Lowell. The company says that it plans to enter a 12-year lease with the owner of the property. Kronos and Anchor Line will invest a total of $40 million to build out the space for Kronos' new global headquarters. Kronos plans to occupy all 13 floors of the first tower at Cross Point by the summer of 2017, uniting all headquarters-based operations under one roof. The firm will be the largest tenant at the three-tower, 1.2-million-square-foot complex located at the intersection of Interstate 495 and Route 3.

Kronos has been headquartered in Chelmsford since 2000 and currently employs more than 1,200 workers in nearly 320,000 square feet of office space in three buildings on a corporate campus along Route 129/Billerica Road.

In mid-2014, Anchor Line Partners and Farallon Capital Management, L.L.C. acquired Cross Point for a reported purchase price of approximately $100 million and began significant renovations in August of that year at the complex.

Upon taking occupancy of its new global headquarters in Lowell, Kronos will become one of the largest employers in Lowell and the largest tenant at Cross Point. The company, founded in Brighton, MA in 1977 by MIT graduate Mark Ain, currently employs more than 4,700 workers worldwide. Now led by CEO Aron Ain, Kronos says it intends to hire more than 1,000 employees this year. The company hired more than 200 employees at its Chelmsford operations in 2015 and company officials note that many of its more than 300 current job openings are based in Massachusetts.

“After a thorough assessment of current employee commute patterns and available real estate, we selected Lowell as our future home. Relocating to Cross Point will unite all local employees under one roof in an entire tower that's befitting of our WorkInspired culture, passion for innovation, and collaborative and curious Kronite nature,” Aron Ain says. “The new space will provide a plethora of amenities to Kronites in an ultra-modern, high-tech, eco-friendly space that will help us continue to attract and retain top talent while accommodating future growth plans.”

Among the amenities at Cross Point include a 24-hour fitness center and game room, an on-site daycare facility, a full-service café and bistro, a conference center with a 500-person auditorium, and a new Tavern in the Square restaurant, bar, and patio scheduled to open in the spring of 2016.

“We welcome Kronos to Cross Point with open arms and cannot wait to see what this partnership brings,” says Andrew Maher, co-owner, Anchor Line Partners “To have one of the most influential and innovative technology providers in our property is certainly a win, but to work with an organization that cares so much about its employees and is willing to invest in creating a cutting-edge facility built to engage and inspire its people will certainly be an exciting endeavor.”

The relocation of its global headquarters to Lowell follows a number of recent openings and office renovations by the firm, including facilities in Indianapolis, IN; Tigard, OR; Mexico City, Noida, India and Sydney, Australia. Kronos was at one time publicly traded, but was taken private by Hellman & Friedman and JMI Equity in 2007 in a transaction valued at approximately $1.8 billion. In 2014, Kronos completed a recapitalization of the firm valued at $4.5 billion. Significant equity was provided by funds managed by Blackstone and GIC. Hellman & Friedman remains the majority investor in the company.
