LOS ANGELES—Developer J.H. Snyder Co. has completed construction of Hollywood 959, a 244,329-square-foot creative office project in Hollywood that will target entertainment users. Ware Malcomb designed the new property to be an icon in the marketplace and to uniquely reflect the culture in the surrounding submarket. As a result, the property eschews concrete, and instead melds metal, colored glass and plaster to create a vibrant creative hub. “Our overall vision for this project was to create a design statement to reflect today’s current creative office environment, while also delivering a timeless aesthetic,” Jinger Tapia , principal of design at Ware Malcomb, tells GlobeSt.com. “Through the design, we worked to create long term real estate value for our client. The final product needed to respond to current office campus and workplace drivers, which include the need for flexibility and utilizing space in multiple ways.” The property is packed with amenities, like large outdoor gathering areas and a 4,300 square foot on-site commissary with additional space for outdoor, while the design elements include exposed barrel truss, colored operable windows and large, flexible floor plates allow for flexibility in office plan arrangement. For an extra kick, 90% of the office spaces have outdoor views. However, the design process wasn’t without challenges. The project had entitlement approvals which limited the height requirements and mandated a decrease of the initial design in size, due to the fact that it was adjacent to residential users,” explains Radwan Madani , a principal at Ware Malcomb. “We made sure the final design took all of the height and size requirements into consideration.” The project qualifies for LEED Silver certification. The sustainable features at the property include natural ventilation, outdoor air monitoring and lighting level controls, as well as electric vehicle and low-emitting vehicle parking zones. “As architects, we have the ability to impact the built environment and the world we live in. We seek to create a positive impact in the communities we serve by incorporating sustainable design elements whenever possible. As part of being environmentally responsible, we design energy efficient buildings. Whether the design takes advantage of natural air, light, or recycled materials, these factors all positively affect the built environment,” Tapia says. “Another key sustainability element is design that promotes human wellness. We strive to design a working environment that supports overall wellbeing for existing and future occupants. Various amenities were provided to enhance the employee workplace. We are conscious of what we design, as it can directly contribute to the environment.” As one of the first creative office projects completed in Hollywood, this is sure to set a tone for others; however, the designer is not new when it comes to designing cutting-edge office spaces. The firm recently completed the first office condominium at the Elevon campus in El Segundo for Niman & Associates . That firm was also considered trendsetting for the campus and market.
