PHOENIX— Contour on Campbell Ave. condos, offering urban living in the character-rich Campbell Avenue neighborhood, are planned to bridge the Camelback and Indian School business corridors. The community, located at 2242 E. Campbell Ave., represents a new type of condominium experience, with amenities catering not to a particular age group but to the homebuyer looking for a specific urban lifestyle. The new community comprises 111 one- and two-bedroom condominiums, ranging in size from 1,000 to 1,700 square feet. Home pricing is expected to begin in the low $400,000s. “We think of our buyer as possessing a ‘millennial mindset.’ They seek authenticity, quality and connection to the greater community on their terms,” said Scott Fisher , principal of Liv URBN , the developer of Contour on Campbell Ave. “Contour’s location, design, materials and amenities are all in alignment with the demands of this particular homebuyer’s luxury urban sensibility, and importantly, are in harmony with the character of Campbell Ave.” Creating a place in accord with the encompassing neighborhood is central to the vision for Contour on Campbell Ave. Intrinsic to the name “Contour” is the idea of living within the natural lines of a place. Liv URBN and design partners Gould Evans Associates keep locale-centric design and neighborhood integration at the fore of the decision making on this project, influencing how the structures are sited on the property, what materials are employed in construction and finishes, and the treatment of amenities. Fisher tells GlobeSt.com: “We’re seeking to create high-quality communities that are architecturally interesting and provide lock-and-leave living in the heart of Phoenix’s urban cores. Contour on Campbell Ave. appears to that exponentially growing population of people who want to enjoy the benefits of home ownership, but want to do so in a place where they can walk or bike to all of the lifestyle amenities that are important for their lives.” The community is indeed accessible to an array of local favorite restaurants, neighborhood hangouts, shopping and entertainment. For the active resident, there is a network of urban biking and hiking trails accessible nearby. Freeway access and proximity to downtown puts Contour residents at a centrally convenient location in the middle of the Phoenix uptown urban core. Spacious flex spaces allow homeowners to customize their interior spaces. The latest smart home technology will provide energy savings and convenience, allowing residents to adjust the thermostat, lights and security features from smartphones. Expansive windows will keep homes awash in natural light, while site-responsive shading will control heat and glare from the desert sun. Stainless steel Bosch appliances will be standard in Contour’s kitchens. “We are leading with design at Contour and desire to make a lasting contribution to Phoenix’s architectural legacy,” said Chris Murdy , director of development services for Liv URBN. “We also are committed to embracing and elevating the character of the neighborhoods where we build. Contour will seem to take its natural place on Campbell Ave. when it’s complete, enhancing the street scene and reigniting the history of the surrounding community in this new era.” Breezeways and common spaces will be designed to afford interaction among neighbors or clients. The community pool, outdoor cooking and shared spaces will be gathering areas for neighbors, with design and landscaping features, and the use of lighting for outdoor aesthetic. Workout facilities are available any time of day or night. Residents will have secure underground parking as well as bicycle storage and additional resident storage. Sales for the project are beginning this month and are being handled by LAUNCH Real Estate. The project will break ground June 2016, with completion expected by fall 2017.
