SAN ANTONIO, TX—Built in 2001, a highly visible medical office building is located at the corner of Stone Oak Parkway and Hardy Oak Boulevard at 21708 Hardy Oak. Situated in the Far North Central submarket, it has convenient access to Loop 1604 and Highway 281. Due to its location in the heart of Stone Oak, it has access to the medical facilities at both North Central Baptist and Stone Oak Methodist Hospitals . The 6,000-square-foot medical office building is also home to Stone Oak Physical Therapy and Birth Center Stone Oak , two healthcare industry businesses. Stream Realty Partners , a national real estate development, services and investment firm, has secured the sale of the facility. Michael T. Kent , senior associate of Stream Realty Partners–Central Texas LP represented the seller, LAIT Texas LLC in the transaction. The buyer was undisclosed. “This property represented a solid investment for the buyer as the previous owner and existing tenants have invested a substantial amount in the building’s infrastructure and are on long term leases. The building is easily accessible from major thoroughfares and is located in the very strong North Central submarket of San Antonio,” said Kent. The office building features include a building security system, free parking, professional management, and 24/7 access. Common areas have tile and granite finishes throughout. Traffic counts show more than 20,000 cars per day on Hardy Oak. Meanwhile, the trade area household income is more than $100,000 per year, which falls within the top 10% of US highest income areas. Kent tells GlobeSt.com: “The location of the property continues to experience increasing tenant demand due to the tremendous growth in the area.”
