ARLINGTON, VA—Shooshan Co. and Brandywine Realty Trust are moving forward with the last building in their Liberty Center development in Ballston, located at 4040 Wilson Blvd.
However, since the original plan was submitted, the two developers have come up with a new idea to maximize the space efficiency and cater to the ultimate in urbanites' desire for convenient living.
That would be a 22-story, vertically mixed-use building in which first two floors consist of retail, topped by eight floors of office space and then 12 floors of residential.
They developers are submitting a site plan amendment to Arlington County for the building, which they say will be the first of its kind in the Washington DC area.
The concept has been sold to at least one tenant already: VIDA Fitness will occupy 30,000 square feet from the second floor down to the B1 level. It will be VIDA's first Arlington location.
An Extremely Convenient Urban Experience
It is, possibly, the next iteration of the “mixed-use, urban experience,” as Victor Hoskins, director of Arlington Economic Development, suggested.
Certainly it should appeal to people who value convenience.
The amended building plan provides the most efficient square footage solution for tenants, “but also the most efficient lifestyle for a community, company and employee base,” Director of Leasing Kevin Shooshan said in a prepared statement.
The building, at 4040 Wilson Blvd., would be the tallest in the Ballston submarket, featuring separate roof terraces for the office and residential portions.
Construction on the five-level, 550 space below grade parking garage is already complete. Once the site plan amendment is approved, the building will feature 34,000 square feet of retail, 190,000 square feet of office and 245 residential units.
4040 Wilson is the last phase of the 2.25 million square foot, mixed-use, LEED-Gold certified Liberty Center community. It consists of eight separate buildings already and is located steps away from the Ballston Metro.
