AUSTIN, TX— Oak Hill Plaza , located at 7101 Highway 71, in the heart of the Y in southwest Austin, has come under a new management team that plans to give the plaza an overhaul to energize the existing tenant mix and attract new ones. Austin-based real estate development firm BBD Commercial takes over the role of managing, marketing and leasing the 115,512-square-foot property. In addition to running the day-to-day operations, the company has a major facelift planned to freshen up the property and to invigorate the roster of businesses that call the plaza home. “Oak Hill Plaza is a great property with fantastic existing tenants and a lot of promise for potential new ones,” said Bill Ott with BBD Commercial. “We’ve received a lot interest from prospects in the local market, as well as a positive reaction from neighbors about our efforts to renovate the plaza and to cater to the area by recruiting businesses that are good fits for the neighborhood.” BBD’s renovation plans include a completely remodeled façade and repainted exterior, a marquee restaurant end cap with patio, a re-surfaced and re-striped parking lot, new lighting and landscaping to enhance the property aesthetics, a new roof, and a reconstructed monument sign. Pre-leasing is available now. Construction will start in May and is expected to be completed within six months. Working with BBD on the project are architects Noack-Little and the construction team of Engen Contracting . Currently anchored by Auto Zone, Wells Fargo Bank and local favorite Jim’s Restaurant , the plaza has a strong mix of community and lifestyle offerings. The shopping center has approximately 36,000 square feet of available retail and restaurant space consisting of suites ranging from 1,220 to more than 15,000 square feet, including a 3,500-square-foot end cap space slotted for a restaurant. Together with the street-level retail availability, there is also more than 6,600 square feet of second-floor office space available for lease. Ott tells GlobeSt.com: “The community that surrounds Oak Hill Plaza is craving new retail and dining options; we view this development as an opportunity to create an enticing location that attracts more upscale businesses. The planned improvements will benefit the existing tenants and help us attract quality new ones as well. Needless to say, it’s an incredibly exciting project for us.” Availability is limited in the area, and Oak Hill Plaza provides a convenient location for businesses and customers alike. For prospective tenants, it’s an opportunity to gain access to a location at the epicenter of three rapidly growing communities: Oak Hill, Lakeway and Dripping Springs. Ott and Tim Jarvis are leading BBD’s effort to revitalize the plaza and lease it up. The brokers plan to fill existing vacancies by recruiting national brands and sought-after local tenants. “We believe a revamped Oak Hill Plaza will provide the services and restaurants that the local community needs,” said Jarvis. “Even as the city continues to grow, the Y has remained one of its most important intersections. We’re excited about bringing new energy to this underserved retail submarket.”
