CHICAGO—The Opus Group recently completed a land sale and contract for a 23,400 square foot warehouse and office facility at the Oakview Corporate Park in suburban West Dundee. Designed for oelheld US Inc. , a Germany-based company that develops cooling and lubricating fluids for the tool and gear making industries, the space will serve as the company’s new US headquarters and manufacturing site. “They are growing quite fast,” Matt Bratzke , director, project management, Opus Design Build, LLC , tells GlobeSt.com, “and have outgrown their current facility in Elgin.” By moving to nearby West Dundee, the firm can hold onto their highly-skilled employees, most of whom live in the area. “The western suburbs have a very good pool of workers to draw from.” The building will include 7,600 square feet of office space and 15,800 square feet of warehouse space with the ability to accommodate future expansion up to 16,000 square feet. As a leading lubricant manufacturer, oelheld needs a highly-specialized space that will protect the environment and support its research in fluid technologies. Opus hopes to break ground in May, Bratzke adds. The design calls for the warehouse floor to be recessed six inchers, enough to contain any spill. Furthermore, a new laboratory will allow them to conduct research to meet the demands of their clients. “Opus has been great to work with as we customize the new building,” says Stephan Hecht , executive vice president, oelheld US Inc. “Clients from the tool-making, automotive, medical and aircraft industries rely on oelheld products. In a short seven years oelheld outgrew their original facility and was looking for a competent partner in constructing a new facility. Oelheld was looking for a great location, aesthetics in architecture and functionality for its production. Opus delivered on all counts.” Opus plans to complete the project in December. Opus Design Build, LLC will be the design-builder and Opus AE Group, LLC will be the architect and structural engineer of record. Noel Liston of Darwin Realty represented Opus Development Co., LLC and Ed Lowenbaum and Jason Talanian represented oelheld in the transaction.
