CHICAGO— As reported in GlobeSt.com, the Opus Group just launched a big speculative building in suburban North Aurora in the I-88 submarket. But the company is bullish on the entire Chicago region, and has also unveiled plans for another spec designed for a different group of tenants. This spring it will begin constructing 1325 Remington , a 112,000-square-foot warehouse and office building in Bolingbrook near I-55. The company finished two similar buildings in nearby Romeoville last year, and through the leasing efforts spoke to a bunch of tenants looking for space in the area. “We saw a common theme; many tenants looking for 30,000 to 60,000 square feet preferred to be in the Bolingbrook area north of I-55,” Matt Kurucz , senior manager, real estate development, Opus Development Co., LLC , tells GlobeSt.com. So the company designed this structure to appeal to smaller users. I-55 is really an infill market, he adds, and this building will be situated on the last site, nearly nine acres, in the Carlow Corporate Center about a half mile from the I-55 interchange at Weber Rd. The project will also feature 28′ clear height, state-of-the-art lighting systems, an ESFR fire suppression system, up to 242 car parking spaces, three drive-in doors and 11 loading docks with room for expansion. The development will be able to accommodate either one or several tenants with separate entrances for each space. Opus plans to complete this project by October. “We’re confident 1325 Remington will be a strong addition to an already rock-solid submarket by meeting the demand for new class A, modern warehouse space with flexibility to satisfy a multitude of tenant needs while also providing immediate access to the interstate,” Kurucz says. Opus Development Co. LLC will be the developer, Opus Design Build, LLC will be the design-builder and Opus AE Group, LLC will be the architect and structural engineer of record. Dominic Derose and Vern Schultz of Colliers International will market the property for lease.
