SAN DIEGO—As demand for large blocks of class A office space surges across San Diego County, Sunroad Enterprises has divulged plans for an office campus in Central San Diego. Centrumplace will be the commercial centerpiece of the Centrum Master Plan, which encompasses eight acres of world-class business facilities, retail, residences, and green space. Including the existing Centrum I (a 275,000 square feet building completed in 2008), and two new class A office high-rises, Centrumplace is ideally situated at the nexus of the 805 and 163 freeways. Each 11-story building will enjoy exceptional freeway access and visibility from over 50,000 autos per day.
Centrumplace will be the commercial centerpiece of the Centrum Master Plan, which encompasses eight acres of world-class business facilities, retail, residences, and green space.
CentrumPlace will include two NEW office high-rises, Centrum II and Centrum III, featuring 583,000 total rentable square feet. With the unique ability to join certain floors, floorplates have the flexibility to go from 24,800 to 59,500 square feet. Designed by Gensler, a global leader in workplace design, Centrum II, consisting of 290,000 square feet, has the flexibility to offer traditional as well as highly sought-after creative workspace. Designed to achieve LEED Certification, Centrum II is expected to break ground in 2016, and deliver finished new office space in 2017. Centrum III will follow based on market demand.
Aaron Feldman, president of Sunroad Enterprises, states, “Businesses are increasingly demanding an amenity-rich environment, which is appealing when recruiting top talent. San Diego County is also experiencing an increased demand of large blocks of class A office space, especially with amenities of this caliber.” Per market research, the past eight quarters have seen continuous market absorption and increased office rents in central San Diego.
Darrel Fullbright, AIA, LEED green associate at Gensler states, “One of the most unique things about these spectacular buildings will be their shared campus, addressing today's tenants' demands. The courtyard between the three buildings is designed with best in the industry amenities; featuring outdoor private meeting space, conference facilities, outdoor event space, lounges, a fitness center, restaurants, a bar, and parking structures with valet service. Centrumplace will also feature an outdoor sculpture, a water feature, an organic garden, and meandering paths.”
