ANAHEIM, CA— Trammell Crow Residential plans to build a a mixed-use residential mid-rise development with 220 apartments on a 4.3-acre site bounded by Lemon Street, Lincoln Avenue, Anaheim Boulevard and Cypress Street , in the historic CtrCity Anaheim district.

The site, which Trammell Crow Residential (TCR) recently acquired, is a former AT&T facility that is entitled for residential and ground floor retail. The property was formerly known as Uptown Village . The project, which TCR plans to call Alexan CtrCity , is scheduled to break ground in August 2016 with completion anticipated in the fourth quarter of 2018. “We’re excited to become a part of this lively urban district,” said Garth Erdossy , senior managing director of the Southern California Division of TCR. “Our residents will have easy access to the district’s one-of-a-kind boutiques, pubs, restaurants, the Gehry-designed ice rink and The Packing House , providing the perfect complement to the project’s upscale ambiance,” he said. “We are overjoyed to welcome Trammel Crow Residential to CtrCity Anaheim,” said Anaheim community and economic development director John Woodhead . “Trammel Crow’s move is another significant piece of the neighborhood’s explosive, strategized growth. It joins other significant residential developments, major commercial and office investment, and, of course, the popular retail experiences of The Packing House, Packing District and Center Street Promenade .”  Trammell Crow’s development team includes Humphreys & Partners Architects, KHR Associates civil engineering, MJS Landscape Architecture , and Parisa O’Connell Interior Design . The four-story Alexan will feature studios and one- and two-bedroom apartment homes, ranging from 611 to 1,142 square feet with one or two baths. Highlights will include 9-foot (or higher) ceilings, stainless appliances, contemporary flat-panel cabinetry, quartz counter tops in kitchens and baths, contemporary color schemes, high speed Internet access and washer and dryers in all apartments.  There will be a 506-vehicle parking structure and a variety of on-site eateries and services available to the neighborhood. Rents are anticipated to range from the mid $1,800s to the $2,700s. The Alexan’s exterior design will pay homage to the historic downtown area with a contemporary adaptation of late 19th and early 20th century architecture. “The architecture is meant to be instantly recognizable and show its influence, but still be provided with a fresh interpretation,” said Vince Chupka , regional director with Humphreys & Partners. Resort-worthy recreational amenities include a beautifully landscaped pool and spa area, outdoor plazas with fireplaces and gas barbecues, an entertainment lounge with flat-screen TVs and contemporary furnishings, secluded gathering spaces, state-of-the-art fitness equipment, and high-speed Wi-Fi in all indoor common areas. Including Alexan CtrCity, the Southern California Division of TCR is currently developing more than 3,000 apartment units in Los Angeles, Orange and San Diego counties , valued at more than $900 million. The projects range from urban towers to suburban garden projects. Development in CtrCity Anaheim is a vibrant mix of for-rent and for-sale housing, authentic retail, active open space, and office developments, all working in sync. They include: The Domain by Brookfield Residential (100 for-sale flats and townhomes); the purchase by PRES of a class A, 8-story office tower and the subsequent leasing of its entire 191,556 square feet to St. Joseph Heritage Healthcare (comprising one Orange County’s largest leases last year); and Greystar Real Estate Partners ‘ recent acquisition of a four-building complex with 276 residential units and approximately 27,000 square feet of retail.
