DALLAS— Hebron 121 Station was established as the first transit-oriented development in Denton County at its 2011 opening and the convenience of multimodal transportation remains one of the key features that has kept the community near full occupancy. Hebron 121 Station is one of five stops on the Denton County Transportation Authority commuter line, which allows passengers to ride from downtown Dallas to Denton with connections throughout the Metro. Hebron 121 Station has 678 completed residences. Developer Huffines Communities has begun construction on phase IV of the project. Hebron 121 Station is adjacent to and served by IH-35E, State Highway 121, the President George Bush Turnpike and the Denton County Transit Authority Rail Station . A newly constructed bridge constructed by the city of Lewisville across Timber Creek links the main Hebron 121 station entrance to the Interstate 35E northbound service road. Lewisville also owns and maintains 150 adjacent acres devoted to hike and bike trails, lakes and green space. Phillip Huffines , who co-owns Huffines Communities with his brother, Donald Huffines , tells GlobeSt.com: “We are very pleased with the overwhelmingly positive response to Hebron 121 Station and with its recent selection as one of only two national residential award winners in Engineering News-Record magazine’s 2015 best project awards. Once Phase IV is complete, the largest transit-oriented development in the DFW area will total 1,148 residences and provide a high-quality lifestyle to the community.” Phase IV consists of four buildings and is being constructed near the main entrance to 121 Hebron Station on Penn Station Road. Its unique architecture includes a curved building as well as three additional three- and four-story buildings containing 238 one- and two-bedroom apartments as well as 4,000 square feet of retail for residents’ convenience. All buildings will embrace the Southern coastal architectural style introduced in Phase III with exteriors in a colorful vibrant palette. A new lap pool and professional sand volleyball court with enhanced shade structures, will be built within Phase IV. Hebron 121 Station will also include a sand beach pool with cabanas and swim-up bar along with a 10,000-square-foot clubhouse with catering kitchen. Multiple fire pits, sand volleyball courts, a fitness center, various conversational seating areas, outdoor grills and the availability of Wi-Fi in all common areas provide residents with work and leisure options. Phase III’s 242 residences are leasing now and ready for May move in. They are housed in three- and four-story buildings with landscaped, private courtyards and relaxation centers. The one- and two-bedroom apartment homes are available in both standard and upgraded contemporary interiors featuring black and white cabinets, breakfast bars, built-in microwaves, recycled glass counter tops and ceiling fans, accented by colorful design elements throughout. Pet-friendly policies, washer/dryer connections, multiple USB ports, high-speed fiber-optic Wi-Fi, a business center and a choice of covered or open parking are resident amenities. All floor plans offered in Phase III are spacious and open, and several special large corner apartments have rounded living rooms with floor-to-ceiling windows.
