The 130-acre, 1.5-1.75 million square-foot campus has closed numerous smaller lease transactions under its specialized pre-built and build-to-suit program.

KEARNY, NJ—Hugo Neu has signed four new leases at Kearny Point , a business growth district that is creating a home for tech startups, food manufacturers, media production, design and architecture, artists, small businesses, and entrepreneurs. The 130-acre, 1.5-1.75 million square-foot campus has closed numerous smaller lease transactions under its specialized pre-built and build-to-suit program. Four new tenants have leased office space in Building 78 which is pending certification from WiredScore , highlighting the building’s exceptional connectivity and internet service. New tenants include: JMMS , a video production company occupying 2,688 square feet; Flores Cleaning Services, opening its first location in 400 square feet of built-to-suit space; ROC ONE , a global consulting company for management systems, business and sustainability services, also signed a new lease for nearly 500 square feet; and M World Group , a digital marketing company, rounded out the slate of new leases and will occupy 400 square feet ; and Curiel Logistics , a family-owned international transportation company that will occupy 1,600 square feet. The Kearny Point campus is 95 percent leased and Building 78 is 66 percent leased with more than half of all of its businesses minority-owned. Tenants enjoy amenities such as repositioned warehouse conversion, four stories plus rooftop deck and lounge access, 40,000 square-foot floorplates, loft style offices, ceiling heights up to 15 feet on ground floor and 13 feet-5 inches on upper floors, tenant 24/7 access, tenant and visitor free parking, complimentary building Wi-Fi, high-speed VoIP, internal WiFi, on-site building manager, ground floor shipping and receiving, 6 dedicated tractor-trailer loading spots, canopied loading platform and building entrance, industrial “flex” lobby, two freight elevators in each building, communal utility slop sinks on each floor, grab-and-go café on ground floor, complimentary tea and coffee on each floor, 24/7 security.
