ATLANTA—Interstate North Office Park in Atlanta has traded hands. The sale price: about $90 million.

Rubenstein Partners acquired Interstate North Office Park, which spans 985,490 square feet across 11 office buildings. It sits at the intersection of Interstate 75 and Interstate 285, right next to the new Atlanta Braves baseball stadium and the associated mixed-use development.

“We've been following Interstate North for a long time and were fortunate to acquire it,” Taylor Smith, regional director for the Southeast for Rubenstein, tells GlobeSt.com. “It's in a great location that we believe will benefit tremendously once SunTrust Park, the new home of the Atlanta Braves, opens. In conjunction with that belief, we are planning a substantial capital improvement program that will enhance the property's appeal to tenants and long-term value. We're really excited about this investment.”

Interstate North Office Park sits on 67 acres in the Northwest submarket, one of Atlanta's leading office locations. Rubenstein acquired the office property in an off-market transaction. Renovation plans target improvements to outdoor common areas, building lobbies, and restrooms, and upgrades to mechanical and elevator systems.

Interstate North Office Park is 60% leased. Rubenstein is betting the Atlanta office portfolio offers significant potential upside through repositioning and lease-up. Rubinstein selected Cushman & Wakefield team led by Caroline Nolen and Andy Sumlin to handle leasing and management of Interstate North.
